And here you are referring to case law on RENTAL AGREEMENTS; in the case of purchase, a stricter standard usually applies, sometimes five percent.

You did everything correctly. Recalculated and came to the result that something is wrong here. Only your conclusions are wrong. Why should anyone want to deceive you? This is verifiable. If you take it seriously, then you just have to keep looking until you find a seller who also takes it that seriously. Good luck.

No, that is the case law on sales. But if you prefer to get upset unnecessarily, go ahead.

Now enough with your attitude here. Calm down! Such rulings are about hidden defects. Here it is obvious. The principle "as seen" applies here. If those are ventilation shafts of the basement, then you even have a concrete base, which makes a terrace. You can argue about the covering, whether you like it or not.

As mentioned several times, with 100 percent

What nonsense. There are dozens of rulings in which deception was assumed. Only obvious defects are

Not at all. Case law explicitly speaks of defective tiles, water damage etc. in the case of obvious defects and not about the square meter count. Maybe you should educate yourself a bit legally.

Just google it, you'll easily find out that it can indeed also be 5 percent
