How do I get a purchase offer?

Hello,

I have a question. My brother and I inherited my parents' house (the house is old, from the 60s, NRW). My brother does not want to say what he envisions for the house. I would now like to suggest a potential buyer to him to make the sale more appealing to him. The problem is that I cannot hire a real estate agent without his consent. I also do not want to make any pictures public on any online portals. The house is located in a very small village, and the neighbors would of course love to see how it looks inside (of course without any buying interest). I live far away and no longer have contacts in the area. A house viewing would therefore generally be associated with a great deal of effort. I recently placed an anonymous ad in the local newspaper, hoping that some interested buyers would get in touch. Not a single response came! And in these times! My question now is: how can I discreetly get a purchase offer (which, of course, can also be non-binding) to help my brother get started? Does anyone have any ideas for me? I am now quite at a loss.

So you want to keep potential buyers on a long leash and use them to talk to your brother? Better handle that yourself instead of fooling other people with it. I don't think that's a good approach. The interested party doesn't even have any certainty that there will be any sales interest from you. How would you feel if you were fooled and used like that in a matter?

Talk to your brother. Nothing else will lead to success anyway. Even a non-binding purchase offer will be of little use to you, and attempting to make one will only cause trouble.

The whole thing reminds me of a case we had. A house was listed on a real estate portal, with the exact address and photos of the exterior. That was on Friday. I contacted the agent for more information. On Sunday, a group email was sent to all parties involved, saying that no viewings could take place at the moment but would soon be possible again. Since we happened to be nearby on Sunday afternoon, we wanted to take a look. And while we were pacing back and forth on the street in front of the house, a woman came out saying, "the house is not for sale and the agent would tell us that too." Apparently, someone from the community of heirs had listed the house without asking the rest. By the way, I never heard from that agent again ;)

My brother unfortunately does not answer. How am I supposed to talk to him then? Understandable, right? I don't want to fool anyone, but the potential buyer would have a real chance to get the house.

hm...if the fronts are so hardened that he doesn't even answer the phone, then probably the only option left is the partition auction, that is, the forced auction at your request. But that is certainly not the most economical option. I would go there first and ring the bell if you haven't done that yet

So you call him and ask him, what are we going to do with the house, and then there is only silence?

You can try contacting real estate agents in the region and ask for their assessment, explicitly without assigning a contract.
