Probably one of those, "you moved away and I cared for the parents until their death, so why do you want to have a say in what happens with the inheritance now!?" things. Difficult situation, but it happens a thousand times. I see it this way, if you don’t start a conversation, everything else is a waste of time anyway, you might as well just work towards the forced auction.

Alternatively, he can just pay you out ;-) Then he doesn’t have to sell, but will have the house at his disposal. I would simply offer him options. And if he thinks doing nothing solves his problems, then just apply for a forced auction. Apparently, the relationship can’t get any worse anyway.

Yeah, or you agree on 60:40 or so in value or sale for family peace. That will be seen when a conversation arises and it becomes clear what the brother actually wants. Especially if the brother himself wants to stay living in the house, I wouldn’t insist on the maximum profit.

I would wait. Be it one year, be it longer. When the bills come in, he can consider what to do with the house instead of constantly paying bills.
