hm, have you ever asked a local real estate agent what the property is actually worth? Do you need the money?

Otherwise, ignore the property, your brother will die one day too and your children can then inherit.

When my last parent passed away, the inheritance was distributed according to the will (my brother, my daughter and I in equal parts), we knew the will. My brother was the one who took care of the parents for the last 15 years, paperwork and such, because my daughter and I live abroad. In the end, my daughter and I gave my brother part of our inheritance, even though my brother was much wealthier than my daughter and I were at that time. He accepted the money, we have nothing to reproach ourselves for, although there was never any trouble in our family over care, inheritance, and money. We don’t look at the cent.

a valuation is also needed for the payout, otherwise there will be accusations for years that you paid too little / received too much

Since I am currently looking to sell an apartment, I can share my experiences. In every daily newspaper, there are advertisements from real estate agents offering a free valuation. If you list the house either in the newspaper or on the internet, enough agents will get in touch and name a price. However, the house must be viewed for this. Additionally, any bank (preferably the local one) can provide an appraisal based on a condition description. There are also plenty of online price finders.

The days when there were bargains at auctions are long gone, if they ever existed at all. There is an official cost estimate, and the applicant can refuse the award if a minimum bid is not reached.

They existed, and they will come back. You are describing the situation of the last few years – in the early 2000s it looked very different. 2023-2024 will surely be exciting.

You are simply too late. The real estate situation you imagine is over. Or why do you think no one responds to your classified ad?
1960s NRW, unrenovated – the value will hardly rise, but rather approach the standard land value in the other direction if the location isn’t good.

But if there is something personal between you and your brother and you don’t talk to each other, an agreement won’t happen anyway.

That is very commendable of you, but it would have been your parents’ task to ensure balance here….
