House with 140 sqm living area, without basement, solid construction, gable roof - cost?

Regarding the foundation slab, this will be strip foundations plus screed base in concrete. C 20 25 is perfectly fine. This is also how it's done in SH. No thick concrete slab where unnecessary. Otherwise, it is a price that is acceptable. What is extremely cheap about it now? It is simply a correct price. Go ahead. Karsten

As written above, I recommend comparing offers. If these are, for example, 50,000 EUR more expensive, then you should ask yourselves where the price in the original offer might come from or where the construction company is saving.



For comparison: 170sqm without a basement with a double garage. Concrete work, masonry, carpentry, roofing, architect... ~160,000 EUR

It might be an inexpensive house type, I do not want to rule that out, but it seems cheap to me.

I also find the offer really cheap.

For us, it looks like this (the values are very roughly rounded and should only be considered as approximate guidelines):

House 160 m² (2 full floors + pyramid roof) with large double garage:
- Earthworks (incl. construction site setup and removal) €15,000
- Foundation slab + masonry work (monolithic wall construction, solid interior walls) €70,000
- Carpenter €10,000
- Roofer (incl. scaffolding) €20,000
- Architect and structural engineering €15,000

That makes a total of €130,000 for these works.

All prices apply to the house and double garage together! We are building with an architect and individual contracts.

The house from your offer is indeed 20 m² smaller (and a gable roof should also be cheaper than a pyramid roof?) and it also does not include a garage. But still, I find your offer cheap. If I were you, I would have the contract checked to see if anything is missing so that you are not surprised by possible additional costs (e.g. regarding earthworks). And keep in mind that there are additional incidental costs (house connections etc.).

But you understood that the 94 only includes civil engineering, structural engineering, carpentry, and roofing? No windows. At least that is unclear. Certainly neither doors nor frames. No tiles, no heating, no electrical, no screed, whether interior plaster, is also unclear, no water pipes, no bathroom and toilet.

My calculation (160 thousand EUR) was only structural engineering, carpentry, roofing, and architect/statics, even without civil engineering. But with 35 sqm more and a large covered double garage.

Yes, it is exactly as Nordlys wrote, without windows, doors, tiles, heating, screed, etc. The rest will be done by oneself or subcontracted.
