House wanted, 90-125 sqm

Hello,

I am new here, thank you that there is such a forum, I look forward to suggestions and tips!

I intend to build a smaller single-family house, without a basement.
There is no development plan. The area was previously open space, now "village" (inner area).
The land belongs to me.

It should have a cube shape, flat, shed, or hipped roof (preferably shed roof), 2 stories, approx. 100 sqm (for 2 people), at least 90 sqm, max. 125 sqm.
Ground floor: kitchen, dining, living room (all open), plus guest WC (possibly with shower), technology, utility room
Upper floor: 2 approximately equally sized rooms, guest room, bathroom

I have already been pondering floor plans myself, but I would also like to be inspired by what someone may have built themselves. Or what might be similar in the prefab and solid house sectors.
House / construction costs would be nice to know.

I myself hope that I can manage (without land, which I do have) with approx. €250,000 TOTAL costs.
Building location is southern Germany, rural area, roughly mid-way between Ulm and Lake Constance.

Why not a bungalow? The conditions would be there.

Especially with around 90sqm, a two-story house really wouldn't make sense anymore. We have 126sqm as a townhouse, you really shouldn't build smaller. Especially with two full stories, the "upper" floor simply has more space, while downstairs there is less space than in the usual 1.5-story house. The staircase takes up a lot of space (both on the ground floor and the upper floor), and upstairs you always tend to have more rooms than you actually need here. A bungalow would really be more advisable here. With a bungalow, you can really let loose with the floor plan, whereas a 125sqm townhouse is basically predetermined.

Yes, a bungalow would of course also be possible. I had always thought that a smaller floor plan over 2 floors might be more affordable than everything on one level. But basically the idea itself is good, especially since it should also be built somewhat age-appropriately.

What are the 2 equally sized rooms supposed to be for? 2 separate bedrooms or bedroom and dressing room?
