And therefore "as seen, so bought" also applies. Hidden defects are excluded in this saying because you cannot see hidden defects. ;)

If the buyer sees cracks, then they have to take care themselves whether these can be dangerous for the house or if only cosmetic repairs are necessary.
End of story. You can ask the seller all you want. He cannot know either because he (normally) has no expertise.


Why? It doesn't have to be that way. Get an expert on board / into the house. Even in the future, you cannot just build correctly by looking at it -> see above.

Watch out when buying a house! Don’t be distracted or "lulled" by nice talk! This can save you a lot of trouble and disappointment.

Morning, that's exactly the point. The defects are not hidden but clearly visible, honestly. And That's probably how many things are done, but that doesn't mean I would do it. And whether claims could still be derived from that after several years is also very questionable. The cracks could have been filled years ago – during a renovation – and whether that was done professionally or not is then hard to prove. In any case, I would never have accepted anything with warranty in the purchase contract. However, I would have mentioned and recorded that there were cracks once – if I hadn't forgotten. And prove to someone that he knew about it. Lawyer, court, expert report, repairs, that costs time and money. And you don’t have that after buying a house. Whether new or used.

That’s what the appraisal is for. It should take into account market prices minus renovation / refurbishment. Not everyone has to finance fully; there are plenty of people who have a nice chunk of cash and don’t care about a few tens of thousands of euros.

For one happy family, there are five unhappy ones desperately wanting a house so their children can play in their own garden. And after the Corona dilemma, this is even more important than before; I was shocked when playgrounds were closed in the spring.
