There are also good properties on the internet, but they have been at least 100k more expensive than the properties not listed on the internet with the same equipment and year of construction. Therefore, without the internet, but also through the real estate agent (provided he has you on his radar as a good client), one can secure a good price-performance ratio if you are the only interested party, since you already know each other from the volunteer fire department, etc., and it is sometimes more important for the seller to sell within the same circle (committed members of the village community) than to complete strangers.

And my point was: Yes, it is. Of course, I can only speak for our region. Here, you still have an almost endless number of old farmhouses from around 1930 or city "buildings" in a row construction style, all of which either have to be demolished or at least completely gutted. The best offering here is building land. But that is still quite available and attractive. The new buildings since about 2000 are not yet being sold. There is nothing in between.

So - we have now sent an architect all the pictures, floor plans, energy plan, and other documents of the house that are available to us. Her assessment:

"The whole thing is a price/performance question. The house now is a simple wooden shell without any insulation. That means insulation has to go on top from the outside. The roof seems completely uninsulated and the roof tiles are old. The house is good for you if: the location is fantastic and you want to invest another €200,000-250,000 or you are purists and can manage with minimal interventions, but roof, water, and electrical work will probably be unavoidable. The walls are only 15 cm with everything according to the plan. You would need to add 10-12 cm ... maybe, even if you can and want to do a lot yourself, but only because it could be different in some way: great location or price. Otherwise, I would say. Rather difficult."

The estimated sum to invest matches the assessment of two architects who have been inside with previous interested parties.
And so we would be out. We shouldn't go over €150,000 to still be able to sleep peacefully.

Then you obviously aren't the first to back out, despite the location and plot size. Maybe the owners need a little more time to realize that their price expectation is difficult. Just submit an offer with your price expectation; they can do nothing but reject it. And even if they reject it now, it doesn't mean they might not come back to you eventually.

I would also make an offer and write why the location is so important to you. Friends of ours actually got a house in Munich for 100,000 less (it was still 850,000 € for a 1970s little house) than the asking price because the sellers had built the house 40 years ago for exactly the same reasons. Three children, parents nearby, grew up in the neighborhood themselves.
