a very exciting topic. We are currently facing a similar project, albeit at a much earlier planning stage. So far, I was able to visit the property once and my initial impression is that a major renovation is necessary, just like at the TE (60s building, 200m^2 living space, brick facade, single glazing, very old gas heating, outdated electrical system, etc.).

The goal would be a renovation to an efficiency house (85?), in order to receive a subsidized loan of up to €150k.

I would now be interested to know what you consider to be the sensible next steps and in what order these should be taken when you are at the very beginning of planning the purchase and renovation of a property?

Yes, that is a standard financing in your case.

But in the end, you don't decide only based on the interest rate. KfW has limited financing amounts. KfW also fixes the rate only for 10 years. So would you prefer 1% fixed with KfW for 10 years or 1.2% fixed for 20 years? Maybe KfW isn't even sensible then, and you just take a single bank loan and a KfW grant for that.
A reasonable plan about what you want to do (renovation, funding) and what loans/grants are available is important. Not just looking at the cheapest interest rate.

No, as I understand it (but I could be wrong, as I mentioned before I am not that far along with the planning yet), the renovation concept should be in place before the financing.
