And even that is not correct. Heaters that already use condensing technology can be used without any concerns. Mandatory is at most the insulation of the top floor ceiling (with exceptions or under conditions) or the insulation of hot water and heating pipes in unheated rooms.

Hello,

a very exciting topic. We are currently facing a similar project, albeit at a much earlier planning stage. So far, I was able to visit the property once and my initial impression is that a major renovation is necessary, just like at the TE (60s building, 200m^2 living space, brick facade, single glazing, very old gas heating, outdated electrical system, etc.).

The goal would be a renovation to an efficiency house (85?), in order to receive a subsidized loan of up to €150k.

I would now be interested to know what you consider to be the sensible next steps and in what order these should be taken when you are at the very beginning of planning the purchase and renovation of a property?

- 1. First an inspection with an expert?
- 2. Discussion with an energy consultant about possible measures?
- 3. Then with a renovation concept to the financing advisor?

If these questions are inappropriate here, I will gladly create a separate thread

So you mean you would finance the house and then, after the handover of the keys, bring in an energy consultant and apply for another loan for the renovation?

No, as I understand it (but I could be wrong, as I mentioned before I am not that far along with the planning yet), the renovation concept should be in place before the financing.
