House price way too expensive? Experiences?

Hi,

let's do the math:

505 * 550 = just under €280,000 for the plot

Carport and house connections are each 10 k

Terrace and parking space each 5 k. That puts us at €765k - €310k = €455k for the house.

For 206 sqm that's €2200 per sqm. For complete underfloor heating, (including basement?), electric shutters, 2.5 bathrooms, heat pump heating with solar (although that's nonsense, but whatever) and parquet (also in the basement?) that's not a bargain but also not completely absurd.

With everything included and electric shutters everywhere we're also not far below that.

If that is such a ridiculously expensive area for you, you probably won't get it much cheaper. Maybe €20 to 40k less, but more won't be possible. Construction companies and craftsmen currently unfortunately have the license to print money.

Ask him where he spent his last vacation...

List price with land 730000 plus our SW such as possibly underfloor heating, attic with bathroom and two rooms and some smaller details 765000-770000 euros.

I think the problem is rather the price per square meter of the land. We also build in the Greater Frankfurt area, but are lucky to pay only €220. That makes quite a difference in the end.

Find the price OK. We have 250 sqm living space built (however without a basement) - therefore comparable.

Cheaper than in Munich! You just pay an additional 60,000 euros on top for property transfer tax and notary fees (that money simply burns away, it leaves your account shortly after signing).

If you can, then do it! I see no reason why it should get better later on. If there is a comparable (!!!!) rental property, then calculate again (see also above regarding the 60,000 euros). Maybe there isn’t one, so go for it...

Important: You have to be able to afford it. You should also be able to afford 10% more. And in the end, it’s not just the price that matters, but also the performance, the quality. So make sure it is built the way you want and that the execution is done with the expected quality.

Hello,

perverse prices in the Speckgürtel of FFM, but they are being paid. For me, a bubble. If you can and want to afford it, then go ahead and buy. Wouldn't be for me, I'd rather commute
