We're going through the same right now... everything is not so easy... and very confusing ;-)
We're trying to take things pretty relaxed and not drive ourselves crazy.
We have 80-90% of the floor plan / equipment in mind and have discussed it with everyone.
However, there are still a few unclear points, meaning other versions of the house, which can differ in price from provider A to provider B.
If a final floor plan emerges, I would have no problem asking providers 2-3 again about the price (if extremely cost-relevant changes to the offer would be included).
For us, for example, that would be an extra charge for the roof expansion, outsourcing of the utility/technical room as an extension or under the garage, etc., etc.
The major points can be compared, but it gets difficult in detail because everyone offers different brands, materials, etc.
Important for me are also the points with really higher costs, such as incidental construction costs, different heating systems, surcharges for sanitary, electrical, etc.
What is included or not included in the service offer (statics, soil survey, architect, heating load calculation, equipment...)
We've been to 2-3 prefabricated house providers (wood) and 3 general contractors, of which 2 GCs used to work together and therefore the construction service specifications are almost identical. We're still waiting for the offer from the 3rd GC.
We're in the lucky position that I work in a civil engineering company... so hopefully these costs will stay within limits ;-)
...whether our approach works out or ends in chaos... we'll let ourselves be surprised ;-))
