I am an "advocate" of such documents. But for that reason, I decided to build with an architect.

What is stated in the document on page 1, for that I have a 15-page contract with my architect plus appendices. If soil class, soil profile, load-bearing capacity, etc. are known, definitely have them included.

Topic construction site setup: Where is the fence? Is the power distributor closer than 30 meters and on the same side of the street as the property? In our case, for example, not; it is 60 meters, and a cable duct will be built across the street. Does it say how much each extra meter costs and what costs you will incur if it is on the other side of the street?

Another example: The specified [LV] for my shell builder (earthworks, cistern, pipes / house entry, base slab and masonry) has 45 pages.

I did not read further than the shell construction—which is only 2 pages in your case—but there is so much that is not included. I am missing far too many details, and the DIN standards mentioned are nice but only concern the "surroundings" and the simplest executions. Your channel is led out up to one meter from the house? What about the remaining meters? I am sure one meter is not enough...

After that, you already continue with window sills... Everything just scratched on the surface.

But I have also read more detailed construction service descriptions from providers.

Well, it is just a service description and not a specification sheet.

Hello,

I will not give you a full evaluation; that takes time if it is to be done seriously. However, I can tell you—just from an overview—that the BB is at the lower limit and also leaves many question marks. Strange in this is that from 4.00 m height onwards, only 17.5 cm aerated concrete and exterior plaster are used. Just keep in mind that the ground floor and parts of the attic are constructed with an exterior wall of a total of 48.5 cm, a difference of no less than 28.5 cm. The BB says nothing about an adjustment of the attic wall thickness to the ground floor—for example in the form of an ETICS.

Conclusion: in my view, the BB does not deserve this designation, as it leaves many important components undescribed and instead tires itself with comparatively inexpensive minor details.

Thank you very much for your feedback. I took the PDF yesterday and went through it, added comments and took your notes into account, etc.


The wall structure is already two-layered, only from 4 meters height the clinker on the outside is replaced by aerated concrete with plaster.
Almost like a "changing facade" or whatever you want to call it.

For example, like in the attachment.

Is there something like a sample construction description? Or maybe one from a provider that you have already found to be good?

Yes, changeable facade is correct. Only this does not emerge from the BB and therefore the provider could - in accordance with the contract - install a simple 17.5 cm facade with exterior plaster above 4.00 m ;)


Yes, available through the consumer advice center. The question is to what extent this helps you if your currently favored provider does not respond to change requests?
