House cost - Cost estimation

Hi!

Here is our project. It would be nice if you could take a look, especially at the expected costs.

Plot: 1203 m², already owned. Region: Northernmost NRW, OWL.
No significant slope, no marsh area, no bomb site, formerly meadow.
A row of trees still needs to be removed, this will happen in October.

About the house:
approx. 195 m² living space
2 full floors with 22° roof pitch

Ground floor:
Open kitchen with cooking island
Office
Living room
Hallway
Stairs
Heating room
Utility room

Upper floor:
Laundry room
Bathroom with sauna
Children's rooms 1 & 2
Bedroom
Dressing room

Outside:
Double garage 9x6 meters including tool room

Feel free to give feedback on whether this all makes sense. It was compiled from several building descriptions. :)

You can try searching here in the forum for construction costs... Bauexperte writes almost every day about how much a house might cost if you want to build x sqm with y technology.

Regarding your attachment: talk to your architect about how much your mixed equipment might cost. At some point after the tender, he can also tell you what this or that plumber charges to install your preferred washbasin.

I don't think any general contractor looks at your wishes. For them, house building works somehow differently – probably with the architect too :rolleyes:

Thank you for the feedback. I took a look... I would estimate that we end up at around 320,000 plus additional costs. It would of course be fantastic if [Bauexperte] could also write something about this. There is also the regional influence and the proximity to Lower Saxony (10 km).
