We have a plot width of 19 meters and want to make full use of it: house 11.5 m, garage 7.5 m! This would eliminate a passage to the garden, which is usually common. Now I would like to hear your experiences. Who has already built like this? And would you build like this again? Or do you regret it in hindsight? How did you implement the alternative access to the garden?

The drawing is only the architect's first floor plan. The heating will go to the attic. And the rear garage door will be closer to the house.

Do you have another way to get into the garden from outside? For example, if something large needs to be delivered or picked up?

We once lived in a terraced house where you could only access the garden through the house. There was a huge pile of garden waste gathered in one corner. It was only disposed of when the neighbor removed the fence for renewal. We didn’t want to carry the waste through the rather narrow hallway inside the house. You seem to have an access through the garage.

But can you even reach the boundary with the house? Is it a semi-detached house?

We are making a passage on the back side (garden side) of the garage large enough to get a trailer into the garden.

Well, most of the time a closed construction is not allowed, but rather a boundary distance must be maintained. As long as the construction type with semi-detached house and [RH] must be observed, a developer will often intervene who dictates the structure. Since you still have a passage through the garage, I don’t see the problem that [terraced house] owners complain about, namely walking through the garden with equipment.

Often, a garden can also be accessed from the back to bring heavy equipment into the garden. Possibly make this dependent on that. However, for me, it would also be a reason to reconsider the massive garage. It almost has to appear to be superior to the house. Whether that is nice, I doubt. 19 meters in width is not narrow either, but an achievable average for a single-family house.

Possibly, the garage can also be rotated by 90 degrees and a passage created.

What does not belong to the topic: I would reconsider the multiple daily trips from the bedroom to the bathroom past the front door, unless it is only a guest room or office...

I love being able to go from the garden onto the street. I couldn't imagine being "trapped" in the garden. Also, with regard to kids, I find it practical. When I think about how often my children go with friends from the street into the garden and vice versa, I am really glad that they don't have to go through the house every time or first open the garage and then pass by some vehicles with toys. But I think it's a matter of taste and you can't just say it's good or bad.
