House construction possible yes/no?

Earthworks: with us it should start the week after next. In advance an offer for additional excavation of 30cm, excavation of driveway and co, storage of topsoil on the property, something with 5000 €... prefabricated garage including foundation roughly 10,000 €. Just for your information ;)

Kitchen: an open kitchen uses a bit more nice cabinets, for example for a counter. Roughly, a kitchen calculator says: 5000 for appliances, 600-700 per meter of cabinets. Plus lighting + miscellaneous. Then there is technology nowadays that a young person would like to have after all (e.g. steam cooker)... that adds up if you want to adapt to the current style and not get something old-fashioned.
Furniture does not necessarily work in new rooms. For example, there are sloping roofs that you might not have in an apartment. Not every cabinet fits there.

Have the usual discounts already been deducted with your kitchen calculator? :P According to your "calculator," I would have to calculate about €9,000 for our current kitchen... as I said, it had a list price of €7,000 but we ended up paying €4,000... especially with kitchens and other furniture, profit margins of 300-500% are quite common, so there is plenty of room for negotiation. As for the technology that a young person would like to have... my kitchen should be functional, i.e. necessary appliances, enough storage space, and it shouldn't look terrible, that's it :D. Regarding the furniture... we don't have any extraordinary furniture that couldn't somehow be placed in other rooms. But maybe I am just much less demanding than others here. And about the garage, I only know that a friend paid, for example, €8,000 for a fully brick garage including foundation. And I have also seen offers for ready-made double garages for about €12,000. But in the end, these are all small details anyway. As I said, I will go to this information event on Thursday and see what information I can gather there, then maybe have a talk with an independent advisor, and then I'll see what is financially feasible in my situation... I think after that, you can still look at what you ultimately get for the money ;)

The "kitchen calculator" was a kitchen salesperson who, when asked how much a kitchen in a modern style with standard technology and such-and-such fronts would cost approximately, responded. "Giving discounts" are bait used by kitchen salespeople so that the consumer thinks they have made a bargain. Luckily, we have a more honest kitchen salesperson in the neighboring town; our salesperson calculated with final prices of a Nolte promotional kitchen, not fictitious ones. The budget of 10,000 was approximately met. Of course, there are kitchens made of plastic or somewhat lower quality, where the wallet has to decide. But if you think you will stick to your ideas and keep to the limit, you are very mistaken. After all, you want the standard in the mid-range for your house, not the cheap one :)

We have just gone over our earthworker's offer again. I was mistaken. With the infiltration chamber and additional excavation, we are at about 8,000 €, plus a reinforced floor slab (3,900 €).

Yes yes, costs add up little by little that one does not calculate as an uninformed person :rolleyes:

Even with the prefab garage, you need foundations and the garage still has to be installed. You also have to factor in the crane, etc.
I have an offer for a double garage with a sectional door for over €19,500 in the finished version set on foundations. The brick-built version costs €24,500...

Ok, I think we won't have a double garage anyway, but these are all things I will discuss with the construction company when preparing the offer. However, I have another question about the ongoing additional costs afterwards. For the following ongoing additional costs: [Grundsteuer (ca. 550qm)], water, heating, electricity, wastewater, garbage disposal... am I roughly correct in estimating about €300 per month?

Hello,

only those who clearly reach the 200 sqm WF get a Kfw 70 efficiency house for € 1,200.00/sqm/WF!

The calculation looks like this, assuming your fictitious land price:

Land (600sqm): TEUR 48
turnkey house (150sqm): TEUR 225
typical incidental building costs: TEUR 35-40
painting and flooring included: TEUR 10
outdoor facilities included: TEUR 10
finished garage 3 x 6 without electric drive with swing door: TEUR 6
reserve for extras: TEUR 10

All in: TEUR 349 total investment.

Since 150 sqm pure WF is not exactly a small house, maybe 120 sqm would do? Because then "only" an investment of TEUR 304 would be due.


Because quite a few of them only look at the cheap price at the bottom right of the offer and "want" to believe the statement of the seller that house construction is completely feasible with it :rolleyes:
