Thank you very much, I am a bit wiser again. For my understanding...Massa Haus etc. would be developers or general contractors or GC?

Of course, we don't want it to be too cheap, but also only want to spend what we can afford.

I would still like to have opinions on various companies you have built with? ☺️

Find yourself an architect with a lean structure (small office, preferably a one-man show) who offers you his architectural services for a good price - net between EUR 20,000 and EUR 27,000 - on a flat-rate basis and has proven himself on the market for many years. You then award the trades in coordination with the architect.

This way, you can eliminate significant cost items from your calculation, which would be:

Brokerage commission for the salesperson (+/- 5%)
Markup for the fact that the builder/general contractor carries the cost risk
and for me the most important --> transparency --> no one gets paid for doing nothing

I believe company feedback can be found in the company feedback subforum ;-) Massa Haus is a prefabricated house provider and part of Deutsche Fertighaus Holding – I would rather classify them as a general contractor – however, probably specialized in shell houses (?). Maybe the company also sells houses on land (with plot), then they would be acting as a developer. Whether the architect is really that much cheaper – you don’t know. Quantity discounts may not apply, maybe he’s looking in the wrong place, maybe he has no contacts and can’t find a roofer and everything gets delayed by 4 months or costs double (with compensation you can probably find one anyway). I’m not saying it has to be this way – but it could be. I’m also sure that there are very well-organized general contractors who deliver good performance at reasonable prices...

When I read such a recommendation, I don't know whether to laugh or cry... ... but at the same time, I wonder for the umpteenth time whether I should recommend the forum operator to require registration exclusively with verifiable personal identity. Then at least a user who asks for information - like you - would know whom to hold liable for compensation claims. Rhineland greetings
