House construction, how much can we finance?

If you want a garden house, pool, large garden, etc., then better go for 1,000 sqm. We have 1,450 sqm and find it too much, but the price at 40 € / sqm was unique.

That will then not be affordable in the city or the outskirts. In addition, I would need storage space for the business. That will certainly not be cheap either.

Pool garden house etc. Sounds to me like 800 sqm. Friends of ours have 850 and there is all that (assembled pool 5x2.50m). Plus lots of play equipment for the kids (trampoline, treehouse etc.) and still plenty of room to run around and play football. It doesn’t have to be 1000. According to Boris Hessen (Google it yourself. There’s a desktop and mobile version. Everything somehow more glitchy than Boris NRW) the outskirts of Marburg seem to be between 250 and 400 euros/sqm depending on the area.

So you won’t get the land in Marburg for less than 200,000 euros. For 800 sqm rather 250,000 euros. I don’t know the area. But I can hardly imagine that plots go for less than the official land value there. If any are even available at all. If scarcity is like in NRW you’ll probably quickly hit 300,000.

So either everything has to be a bit smaller or you go further out. You can calculate it yourself. There are floor plans from the house suppliers on the net. Town & Country at least gives the basic dimensions of the house. You draw that out digitally or on paper and see how much space is left for pool etc.

It reads as if your girlfriend is right in thinking that it is (still) too utopian, because it’s too expensive.

Your wishes are somewhat far-fetched. I can understand if you live in an inexpensive area, but apparently you don’t necessarily get an affordable desired plot if you listen to the experts here.
And financing it alone is probably not possible with these numbers.
And including the business, you would have to go into a mixed-use area, which is not everyone’s thing.

So with your requirements, you would need at least 650-700 sqm, preferably a bit more. In Marburg, you won't manage with 100k for the plot. Why exactly does it have to be Marburg itself? I know the area quite well, so if you tell me the reasons, I might be able to suggest places nearby that would also work and are cheaper.

Building castles in the air is of no use to you.
Therefore, I would suggest talking to your girlfriend, simply calculating everything together, and consulting a financial advisor without obligation. Much more is possible with two.
