House construction, how much can we finance?

Can you even build yourself? It's not about the skill, but about the time. Independence would suffer quite a bit because of it. And if you want to expand it, is there still time for house construction with a lot of [EL]?

Who's even talking about building yourself? There are companies for that. The OP doesn't mention building themselves or EL. And the majority of home builders sign a contract, check the construction site from time to time, paint and lay floors, and then move in. That doesn't take time. Only a small part puts so much thought into it and expends increased effort like here in the forum.

May I ask where in Central Hesse (roughly) you would like to build? Land prices vary considerably within Central Hesse. There is everything from 30-40€/sqm up to 1000€/sqm.

So we would prefer to build in Marburg. If that is not feasible, then in the surrounding area.

Do you know the approximate prices for a plot of land with a single-family house?

is also different within Marburg and the surrounding areas. I would estimate at least 200-300€/sqm for the property. If any small places (Ginseldorf and such) are considered, then it could definitely be a bit less.
