House construction, how much can we finance?

Of course, currently we live in the Rabenau. Actually quite well located by the highway but the connection to Marburg is an absolute disaster.

We both work there and are of the opinion that Marburg is one of the most beautiful cities in Germany.

Looking for a plot now doesn’t make sense. I think we should only do that when both of us are on the same page and when her desire to move out becomes really more concrete.

That's right...the connection from Rabenau to Marburg by public transport is really bad. As I said...Kirchhain is quite nice (I lived there for a while, as well as in Marburg) and has a good connection, but it is not much cheaper than Marburg. The mentioned villages are also not badly located, but they hardly have any infrastructure themselves. Are you both in agreement regarding your wishes for the place to live? I would still keep an eye on the plot market, look for building gaps, etc., because as I said, it will not be easy to find a plot at all. So assuming she decides in 1-2 years that she actually likes the idea of building, it may still take you 2-3 years until you have a plot.

If there is no construction obligation, it would be a good strategy to buy a plot (financing: variable interest rate). The basic plot prices will not get cheaper, rather the opposite.

The land prices are already enormous in/around Marburg. I would also first buy the land, as far as possible without a building obligation. Then calmly gather more information. And as mentioned before: what seems remote from the city today can be considered central in a few years...

PS: Marburg is really one of the most beautiful cities in Germany. Best regards from Herborn

Okay, does that mean one could buy plots of land without hesitation if we find something suitable without a construction obligation?

And if for whatever reason it doesn't work out later, could it be sold again easily?

I am hopeful that somehow Corona will play into our hands in the near future, either in the sense that people need capital and want/have to sell plots of land or houses.

Coincidentally, in addition to our jobs, businesses also benefit from the situation.

Selling a property near Marburg again should be a pretty simple matter!

I wouldn't count on [Corona-Hilfe]. Our area here has done relatively well economically so far, and especially Marburg is hardly affected. The biggest employers are either in the pharmaceutical industry or in the public sector (the university is the largest employer as far as I know) and therefore not really affected.
