House construction financing possible in the coming years - experiences?

Hello,

I am completely new to the field of house building and just wanted to ask for opinions and experiences. We are now buying a plot of land and plan to build in the coming years. Do you think it is financially possible for us and can we expect the construction price situation to improve in the next few years?

Plot: 205 T€ (notary costs approx. 15T) Size: 619 sqm

No development plan (to orientate on neighboring houses) and no building obligation Location: Oberfranken (Franconian Switzerland) No slope, but lies about 2 meters higher than the street, then completely flat plot.

About us: M 31, F 25 Children: 2 (0 & 5) Unmarried Rent: living with parents-in-law voluntary 450€ which will decrease after taking out a loan Salary: F: 390€ parental allowance

M: 3200€ net Child benefit: total 500€ Special payments: approx. 8T€ per year In the next years: next level approx. 3800 €, returning to work approx. 1200€ Equity: together approx. 200T€

Our building plan: Gable roof Without basement 130-140 sqm Photovoltaic system 2 children's rooms Small study on the ground floor Garage / carport Terrace Driveway Budget for everything complete approx. 450T€ (Only house approx. 300T) We would be willing to perform own work, depends on what

That can be denied with almost 100% certainty. That is wishful thinking without personal contributions, doable with decent personal contributions. And of course depends on your wishes for the house. Normally one says +/- €3,000 pure construction costs for the house plus garage, outdoor facilities, ancillary building costs. What can you do?

P.S. Regarding the question of whether you can afford it. Can you pay a rate of just over €2,000 every month and live well with the remaining money? With €5,000 net plus [Kindergeld], I would answer "yes" for myself. And you?

I also think, of course children get more expensive but we live very frugally. A lot of secondhand and we just have to put vacations on hold now

Yes. Material prices have already fallen again, but there are also strong double-digit wage increases in the main construction industry. I currently see no further tendency for price reductions in the job.

That is small stuff...

Do they have to? Currently, both inflation is rising again here and with the Americans. All interest rate cut fantasies are already priced into the current interest rates. Yes, they are falling slightly. But don’t expect really big steps.
