House construction financing possible in the coming years - experiences?

Thanks to everyone already for the different opinions. What I have now heard is: it will be a close call. That's true, but just to clarify again: the loan for a house will only be taken out when my boyfriend has reached the next level, we are married, and I can earn some money again. Ideally, I would like to work about 20 hours, but before we can't afford anything at all, I will obviously work more! Financial support from my family can definitely be expected if it becomes unmanageable, and we are making use of his father's craftsmanship skills. All of this will only start in the next 2-3 years unless prices explode, then it just won't work and we'll have to wait or sell the plot again in 10 years. A resale property would actually have been our favorite, but that's hardly possible around here. High prices for old dilapidated houses and up to a hundred applicants who push the price up even further. And then it's in a place where you don't want to be with neighbors who can look directly into the garden. That’s not worth the money to us. Building smaller is okay but I'm afraid we might regret having built 10 sqm less later on.

Then buy it with your own equity and start keeping a household budget now. This way you will get a better overview of your expenses. A step increase sounds like public service, where unfortunately no big jumps are to be expected. Therefore, the advice is that you reintegrate into the working world. And if necessary, you can sell the property again.

"If we are married" is another important point. As an unmarried couple, additional arrangements may be needed regarding what happens with the house & debts in case of separation. If you buy the property now, who will be listed in the land register?

That was also a reason for discussion with us. We have now agreed that both will be listed in the land register but 30 to 70 since he is contributing more equity and the main loan.

Hm. Smaller than 130m² I would actually not consider for 3 people. It will be very tight, especially if it still has to be a study room. Whether you can initially do without Carport/Garage, Terrace, paths, paved parking spaces, fence, etc. and then do it yourself is up to you. If there are craftspeople in the family and the willingness to work hard on weekends for a few years(!), then maybe it’s possible, provided the family supports you (financially they will definitely have to). But don’t fool yourselves. Building the entire outdoor area around the house yourself, without access to heavy construction machinery and experienced machine operators in your circle of acquaintances, is brutal hard work, you have to be aware of that. And it’s not cheap at all, even if you do it yourself.
