House construction costs realistically planned?

The interesting things are those that are not included in the offer. Because what is not included is not purchased. And then they can ask for additional money. Are you sure that everything important is really included in the offer?

Hehe, be careful, it’s not that simple unfortunately. Tile price of 20€ * 100m² = 2000€ and the deal is done? Well, think again...

Primer, tile adhesive, sealing compound, grout, silicone, waste cuttings, baseboards, stainless steel strips, diamond drill, ... when you’re done the total tile price is 35-40€!
Same story with wallpaper... sander, filler, corner beads, endless acrylic, primer, paste, wallpaper, first coat of paint, second coat of paint, tape, sheets, brushes, rollers, endless small stuff and quickly you’ve spent 10€ per m² for fleece wallpaper on wall/ceiling surfaces. Now calculate how much wall/ceiling area your little house will have.
10,000 for tiles didn’t make sense, even though the most expensive tiles were 40€ and I laid 100m² cork (so not tiles everywhere).
10,000 for the wallpapers with the final paint works, but then without premium plaster in bathrooms, without plaster around the stove, ...

It doesn’t just cost what’s on the price tag!

Hello,

Do you have offers you can compare? This price can’t be right or there are massive savings on the basic equipment; for example, the insulation is only 170 mm and, and, and... Important: what is neither in the BB nor the contract applies as not purchased!

In my view, the clinker price is set far too low.

Your values differ significantly from mine...

I would often wish that builders here from the forum would comment on my numbers. So calculation before construction start and real price at moving in. Then you might more easily believe that I’m not so far off...

I just did that

Oh... earthworks...

Most likely at least the topsoil layer has to be removed. For 200€ about exactly one truckload of dirt is taken away, so if it’s not wet, around 12m³ (for me, during excavating, it was exactly 4 shovels).
Bathroom selection... Villeroy & Boch was planned, so no junk. Switching to IdealStandard didn’t change much, but toilets, showers, and small stuff surcharge was then 7000€ (no luxury stuff, just decent material).
Surcharge for the pre-walls in the two bathrooms (at the sinks and showers) was supposed to cost 1700€. I did that myself over one night with two people - material 200€, but you have to know how.
I stupidly excavated a 3m layer of sand (because of the basement) which of course couldn’t be used for backfilling. So 22 loads of gravel had to come in and at the same time the driveway was gravelled for later paving. Stupid, a truck costs a lot of money and it still has to be installed.
Construction water is almost nothing. Construction electricity for a house of this size when the screed is heated in the cold season, easily 2000€ on average.
500€ for extra electrical work never works out. Because network, sockets everywhere, a lamp here and there and of course TV. 3000€ is no luxury. Since I did it all myself, I only know that the material cost about 10-11,000€.

Building is damn expensive unless your demands match the base equipment of the construction companies, which I personally found ridiculous.

Am I blind or is the base plate missing, possibly strip foundations and drainage pipes?
