I would buy it much cheaper as I said. With reference to a complete new installation of an adequate heat distribution, I offer: current price minus 30-40k€. Maybe he is also in a tight spot. You have the good cards in your hand

I don't know if that would even be that easily feasible. There are no heating pipes installed in the house. So you would have to open up all the walls everywhere, lay pipes, then clean everything up again. Tear up all the floors, install underfloor heating, new floor coverings on top. Of course, get a new heating system. Perhaps you could instead connect to the district heating available in the residential area, but that also costs. No idea if the ventilation system would also be designed for operation without heating. I can't estimate what that would cost.

The inexpensive solution would be to have the underfloor heating milled. Or have radiators and gas heating installed. But the tip with the [Gutachter] is the right way. Or completely refrain.

I do not want to withhold the realtor's answer from you when I asked him whether he or the seller had a plausible explanation for the crazy heating bill:

"Hello Mr. ...,

I can very well understand. I just looked at the energy certificate. It obviously does not correspond at all to the energy consumption. But you have to know that the energy consultant created a demand certificate. Here, only the building envelope is calculated according to standardized energy passage coefficients. The actual energy consumption plays no role here.

The energy certificate shows a final energy demand of 68.90 kWh. This corresponds to an energy class B.

If the building envelope were simply poorly insulated, the energy certificate would not look so positive. The heating system was also taken into account in the certificate. However, only the technology of the outdoor air heat pump, not the heating carrier like radiators, underfloor heating or, as in this case, air was included.

From my point of view, the enormously high energy consumption can only be due to the excessively intensive cooling of the house, which of course is quite extreme. Mr. X has repeatedly told me that he has high electricity costs, but for me, the energy certificate was always decisive. Because it was made by an absolute professional. If he had just printed the certificate from the internet, I would have been skeptical. But Mr. Y is absolutely top qualified.

I also discussed this again with Mr. X. The electricity costs of 300 EUR per month for heating and hot water are indeed correct.

What can I say. I think simply this heating system is not exactly the most economical heating variant. Maybe the device is simply no longer the most efficient. I rather believe in the demand certificate, and it shows that we have an energetically top equipped house here.

What I can unfortunately understand very well is that you have lost trust. I would have too!!!

I also do not want to give you any recommendations. But I want to tell you what I would do in your place, and it really is not about making money for me now. I would not buy the house – with every negative experience with the house you will have the feeling that something was concealed from you. In such cases, it is actually my job to continue convincing you – but I will not do that.

I'm putting a checkmark behind this now and am glad that I noticed it in time. We had actually already scheduled the notary appointment. I wouldn't have thought that the Sparkasse works like this and then has nothing but empty excuses.
