Well, originally they demanded an actually exaggerated price and then, without excessive whining, significantly lowered it to a price that is not exactly a bargain yet but borders on it. Even though the negotiations have been dragging on for quite a while now. I'm a bit afraid he knows something's wrong and is looking for an inexperienced idiot like me who doesn't get it.
I still really like the house, and the location is really very good, in a sought-after residential area, but it’s slowly getting so unprofessional that I would have a bad feeling even at a further reduced price.
I would like to show the invoices completely to rule out that I'm simply misreading something, but I don’t know if I’m allowed to. After all, they are personal documents that don’t actually belong to me.

The strange thing is that in the whole neighborhood, actually every house has district heating. An old school friend of mine lives just a few houses down. Also an Elk house, comparable living area. I know that he pays about €90 per month for DH. So why does my guy, who by the way is a property developer by profession, meaning he professionally builds houses, install such rubbish?

The important thing was already visible in the document. Keep your distance from the property or find an appraiser. Just announce a visit with an appraiser directly, then you can tell from the reaction how the house is doing. Call or go in person. I don't know if it was asked, but is underfloor heating installed throughout? The sauna needs quite a bit but is not enough for explanation. As already said, the electricity for heating alone is enough to heat the house including hot water all year round with a fan heater. So, maximally uneconomical. If you hadn’t mentioned heat pump and built in 20xx, I would have thought he has night storage heaters. The consumption fits better and it also matches the dual tariff meter (high/low).

We only came across the topic of underfloor heating because of this. The realtor kept telling us there is a heat pump with underfloor heating. Then, during an on-site appointment in the bathroom, we saw a small electric heater and upon asking if that was in addition to the underfloor heating, it turned out there is no underfloor heating. Allegedly a misunderstanding between the realtor and the owner. Heating is done only through the ventilation system, basically with warmed air, and in the bathroom it is sucked out again, which is why an additional heater is needed there. It is a Proxon heater. The Proxon is from (Zimmermann Lüftung). Afterwards, I specifically asked for the electricity bill. Damn, I am such a beginner. I should have asked for a bill much earlier.
