Ah, that's more or less how I imagine it too, thank you (And I take away: Independent mortgage financiers might also know an expert.)

I see "clarify fronts beforehand" simply like this: Good day, may we briefly introduce ourselves, my wife and I, the children, and here is Mrs./Mr. xy, she/he advises us on all technical questions regarding the construction. This is of course not directed against you, but is only meant to compensate for our own deficiencies. Please treat her/him as equal to us. (This concerns site visits, where the builder often asserts the house rights.)

If the builder has halfway manners, he will be absolutely satisfied with this.

By the way, in my professional environment it is completely normal to "monitor" suppliers. Sometimes you also go to their workshop and make sure the order is carried out properly anyway. And of course, this is done by someone who knows what they are doing. Quite normal.

Your building expert will have this clause removed from the contract immediately
Why should the developer get the right of domicile? Is there something to hide?

Just a quote from a construction service description (which is freely available on the company’s website):

What is critical about this? The construction company is presumably trying to protect themselves to ensure they can actually do their work without "civilians" wandering around the site (safety comes first). You never know. But that’s why I would introduce "my" expert beforehand and point out that this or other representatives will visit the construction site on my behalf.

Hello,

"You can of course call it taking it literally. I have learned that it is wise to read it exactly as it is written (this also applies to spoken words, by the way). It is mostly the truth; even if the respective writer no longer notices it, because over time an automatism has developed.

I am very much in favor of bringing an external expert into the house-building adventure. I am against hardening the fronts beforehand; that is why I reacted to your statement.

If the construction runs "smoothly," the investment has paid off

That is what counts at the end of the day!

For me, 9 externally supervised acceptances are also more welcome than none at all

If this request is seriously addressed to us, we would waive the contract for work.

Oh man... why do you tend to assume the worst possible scenario in advance?

It is by no means about "hiding" something! It is solely about the fact that the one who takes responsibility for later warranty also "calls the shots"! This does not mean that the client is not allowed on the construction site; it simply means that the client has no authority to give instructions.

Rhenish regards
