Dear house-building community,
we are currently in the design planning phase with our architect. It’s going great. We are getting the house of our dreams. Unfortunately, the design has a small catch: the tricky window for the upper hallway.
The hallway is an interior space and can only be accessed via the stair railing. Our first idea was to interrupt the attic stairs at this point and install a roof window. After a lot of back and forth, we discarded this idea and settled on a fixed glazing in the stair railing measuring 1.50m x 2.00m. Since our garage is behind the stair railing on the north side, the window will only start at about 3 m height and is thus difficult to access from the stair landing. Another disadvantage is that the fixed glazing cannot be opened, so there is no possibility to ventilate the hallway in the evening. We fear that a normal window with a 3 m sill height (to make it accessible) will bring too little light into the upper floor hallway.
Here are the interesting parts in the floor plan (north-oriented). Both hallway areas with all lighting options have been included:

So our question is quite simple: What alternatives do we have if we want:
A) A window that mainly provides good lighting for the hallway on the upper floor and the stairs
B) Is accessible for cleaning
C) Can be used for ventilation
