I can only agree with most points here.
Looked at the floor plan, thought of a very modern house - saw the exterior view -> Urrrrgh.
A few minor points mostly already mentioned but many also a matter of taste:
- Furnish as planned and draw it in. Some things might suddenly look different in the floor plan.
- The living room currently seems split into the sofa corner, which seems rather small and dark in relation to the rest of the house, and the "reading chair" which gets a very prominent place, but also in line with the hallway. It could also create the impression that the reading chair is more in the hallway than in the living room.
- In general, one must be aware with this floor plan that the individual rooms are not significantly larger than in a house with a few sqm less. A lot is taken up by hallway space. Roughly around 50 sqm (excluding the area of the reading chair in the living room).
- Kitchen/dining similarly. Is there perhaps supposed to be a stool at the island? It's too tight for that. Is the pantry really necessary? The suggestion has already been made to possibly omit the pantry instead.
- I didn't quite understand the thing about open space and noise, did I overlook a gallery? The fact that the staircase is not separated by doors/walls is rather "normal" today. Sure, noise goes upstairs, regarding doors with higher sound insulation, please note that this must be considered when planning ventilation, because doors with higher sound insulation usually close too tightly so that no air flows through.
