Ground lease building plot experiences?

Well, that's how it is. But during that time, you have a house and your own plot of land to use. If the alternative is "only" a rental apartment - don't hesitate long.

For comparison: My plot of land is only 308m² but costs 340 € per m² = 104,720 €. However, I currently only pay 175€ ground rent. It's the 4% that make it more expensive than usual.

What is the alternative? For us, it was the same as for you. Also NRW. Everything reasonable is in the 7-figure range. The rest is between 6/750,000 and at least quite in need of renovation. We never wanted to build. Then the opportunity for a leasehold arose. Through a church congregation in this case. We thought about it for a while and then did it. Our lease is well above yours. We rationalize it as rent. If we ever have to sell, I currently assume that we will come out with a decent profit. If the monthly burden fits, I would do it.

... but then you have lived 52 years in your own house on a seemingly own piece of land. Alternatively 52 years rent €1,000 monthly = €652,000. And you own nothing.

But that is a manageable price. And then there is only little selection?

Is the ground lease adjusted every year based on the standard land values or otherwise inflation-adjusted?

We once considered a ground lease where the interest rate was tied to the inflation rate, and with the 2% fixed increase, it ended up being quite expensive. The common goal is to have it paid off by retirement; with ground lease, that is definitely a factor to consider.

There are still quite a few plots of land in Brandenburg, but also in Niedersachsen (Harz). You are young and flexible after all. Have you perhaps tried in other federal states? I don’t mean Bayern or Baden-Württemberg :)

Personally, I would be put off by leasehold. I want ownership and not 99 years of leasing :-)

I can understand the feeling about the rented land, but your alternatives for the life expectancy are 220k leasehold payment vs. 420k for a full renovation case (as described above) vs. (warning, here come the pears) rent of at least 650k WITHOUT rent increases.

If the leasehold payment remains the same, the burden will be relatively cheaper due to inflation.

Speculating on an interest rate turnaround is certainly an option, but by far the least reliable one when making a choice. A massive price drop is unrealistic. Maybe possible for the land, but potentially at least overcompensated by rising construction costs. Expecting a massive price drop would probably be presumptuous; additionally, the correspondingly increased interest rates would have to be taken into account again.

Another perspective: assumption purchase price 200k, 14% incidental purchase costs, 2% repayment, 1% interest, results in an almost 600€ rate, term 40 years during your lifetime for the feeling.

You have to decide for yourselves ;)
