General contractor in the Munich area or prefabricated house?

I agree although I have nothing against timber frame. Weberhaus and co in that category, I also trust them. It's not done with the shell construction. I think with windows, materials, interior finishing you have a different standard. I would give preference to the craftsman who has installed the frameless whatever windows X times before. An ambitious one can certainly do it too. Only he pays the learning fee, or you do. I think is satisfied with his architect. Regarding the size, I think those two definitely take the lead.

Because you will not receive such a special and individual house with GU. GU can be customized up to a certain extent, and then it stops. The subs build standard. Sometimes bigger, sometimes smaller. But you need specialists. Especially with a [Ganzglassystem].

I share Rick's opinion here. You have very individual, great, and also exclusive wishes. In addition, you obviously have considerable financial options, and each single trade becomes high-priced, which probably also encourages good companies to submit offers.

All of this should be accompanied by an architect so that you can really fully incorporate your ideas 100%.

I apologize for the "being offended" and also recommend individual contracting with an architect. Good companies also work well with other good trades, and just because the shell construction of the prefabricated house is done by one provider in a hall, it does not mean that fewer errors occur. When it comes to "only one contact person" - you also have that with an architect.

The question sounds as if you meant that with a GU you wouldn’t need an architect here. However, this either/or connection is wrong. According to your wishes, a freelance architect is clearly indicated here – whether he then awards to a GU or separately is another matter.


No: the fact is that even in "prefabricated construction" in the sense of "timber frame panels manufactured in halls," only a shell construction comes from the hands of the core personnel; otherwise, these providers are GUs like the bricklayers – including a comparable scope of subcontractors.


I absolutely agree with the assessment that the description of the desired house does not sound like Weberhaus at all. In terms of construction standards, it could be Huf, but they rather recommend timber skeleton construction. Büdenbender could still fit.
