I will get back to you, Bauexperte, when our house is built and I want garages.

We have various offers from different manufacturers for two 3x8 with opening and 6x8... The single garages are all around 15-16, the double garages all start at 20+.

Each with M-profile, remote control, one door in the back wall.

OK, that is inexpensive.

I am also more familiar with the prices (for single garages) that Tox mentioned in post #13...

However, our two garages are also special sizes due to the building lines on our property - one is 3.18m wide and 7m long, the other 2.82m wide and 6m long.

I encountered a tricky setback situation in the Rommerskirchen construction area; behind some of the plots runs the public ditch into which drainage must flow. Therefore, a "normal" 3 x 9 prefabricated garage cannot be placed; the builders had to revert to a size of 3 x 8.50 m (6.00 m + 2.50 m extension). Costs for 2 garages of this size with sectional doors, remote controls, electrical package, one door and including strip foundations and transport costs €17,398.00. What will be added later are the vertical joints and horizontal wall connections; that can only be calculated exactly on site. But that doesn't cost the earth either, €26.00 or €54.00 per running meter.

I pass on "my" conditions 1:1 to my customers, as I am not interested in making money from garages. Oh yes, all prices apply to my representative area Aachen - Cologne - Düsseldorf.

Width naturally depends on the car, although we have two ready-made garages each 3m wide, which we only use in winter for the smaller car (Astra). My car has external dimensions well over 2m with mirrors, so in a 3m garage (2.70m internal dimension) you have to get out through the sunroof or the trunk. With children, this is completely pointless, as seats can only be installed and removed outside.

If you want to get out comfortably, you need at least 3.50m internal dimension, for a wider car (even a Golf today is over 2m wide with mirrors!), rather 3.75 to 4m, so a well-usable double garage internally is more like 7m wide. With 2 cars each 2m wide, there remains 1m between the wall and between the vehicles – this is no luxury, but just enough if you want to fully open the door inside the garage.

Construction expert - of course, it may well be that it’s only about carports etc. I didn’t even think of that. But the topic isn’t that urgent yet, first we finally have to find an architect, we still haven’t made any progress. But today there was great news, the big trees that can shade our property from the southwest are gone, the neighbors want to get rid of them too!
