Hi.

Let's put it this way. The rental property has fallen into a miserable condition over the years. We had a falling out with the landlord about it. We had great difficulties finding a plot of land, which took two years. But now we could buy the land and commission the construction company, then it could start in 3 or 4 months.

We could get screed and floor coverings for free, bathrooms and electrical work at cost price. I would do the garden design myself. We can get any material very cheaply through a high discount level.

Did you pay 300,000 including all costs except land? Then it might also work for us.

To be precise, without a basement, without a garage, without outdoor facilities, without additional costs, without the [Grundstück]. Only the complete house with planning, house connections, and everything you actually need for it.

What speaks against securing only the [Grundstück]?

And why is a second account answering now?

Screed and floor coverings for free? Material costs nothing? Interesting.

Yes, free of charge. You are quite toxic.

I find it interesting, unless you happen to own a sandpit or a concrete plant (or whoever produces the material for it).
