No, but one should write a justification for it. There are people here who calculate incorrectly and represent [Eigenleistung] = 0 euros, even though material has to be purchased. [Eigenleistung] worth 15,000 euros does not mean that you also save 15,000 euros. Incidentally, I would actually not consider it as [Eigenleistung] in the calculation, but on one side the usual effort, and on the other side the monetary value.

As for the actual costs, you are currently still in the dream phase, but will soon wake up most of us have probably experienced. Financing without equity you ultimately have to decide for yourself. I consider it both reckless and foolish, especially with a fairly high income!

Hi.

Well. I really didn't think that the costs of 450,000 for my 150 sqm house might not be enough. I was under the impression that I would get a somewhat upscale finish in terms of materials. The plot costs, as mentioned, 80,000, which includes the district heating connection up to and including the transfer station. In addition, 6.5% purchase incidental costs. I received an offer from the municipal utilities for the remaining connections for over 6,000. I am installing the kitchen myself for 10,000 from Ikea. The house costs, according to the offer, maybe with a few extras, 300,000, plus 15,000 for painting and flooring. I can reduce 20,000 or 30,000 because it's given to me. The builder has included all earthworks, site setup, etc. in his costs. From my point of view, surveying and exterior landscaping are still missing. Is there really that much more to come? I can manage the double burden of rent and loan from my checking account for a few months. I've always done moves myself so far; the costs are not a big deal.

Of course 450k is enough for a 150 sqm house. We are building a 220 sqm house for 370k. 370k plus land, incidental building costs, architect, garage, outdoor facilities, buffer, house connections, kitchen, alarm, air conditioning, move, stove and furniture.

It surely also depends on where you want to build. But a 150m^2 house for 280,000 € without a basement is easily possible, even with a good provider and upscale fittings (but it always depends on the extras ).

"All earthworks included" - or just 30cm?
