I even read that :) I just believe that there is then no funding for the 3rd residential unit. That was what it was about for me.

I believe I remember that only one granny flat can be subsidized; with more units, the status changes to a multi-family house and is then subject to different building requirements.

Exactly. That's why, for example, we also need a fire protection certificate. And access to one residential unit must not lead through another residential unit. That's why the staircase is positioned as it is in our case.

Just leave out the third residential unit. The staircase is uncomfortable 6 parking spaces or whatever the regulations require in your area then you are still missing BayBO Art. 46 (2) For buildings of building classes 3 to 5, each apartment must have a sufficiently large storage room and, as far as the apartments are not only on the ground floor, easily accessible and well reachable storage rooms for prams, bicycles and mobility aids are required.

It has been a while since I dealt with the topic of [Einliegerwohnungen], but if I remember correctly, you cannot plan two [Einliegerwohnungen] in a single-family house. So if you plan three residential units, you are building a multi-family house. Is that approvable in the building plan? And then there are more requirements than fire protection, for example, separate meters for each unit. If it were possible to simply create residential units by laying a few lines and providing the option of a drywall, everyone would do it.
