Hello everyone, I have been reading along here for a while because we are planning to build a house. There are two of us and we want to build a captain's house. We would be grateful for suggestions and criticism.
Regarding the questionnaire:

Development plan/restrictions
Plot size 705 m²
Slope no
Site coverage ratio 0.35
Floor area ratio none
Building window, building line, and boundary see attachment, plot no. 18
Edge development no
Number of parking spaces 1
Number of floors 1
Roof shape free
Style traditional
Orientation EAST-WEST
Maximum heights/limits eaves height 9 m
Further requirements none

Requirements of the builders
Building type captain’s house, gable roof 45°
Without basement, ground floor, upper floor, converted attic
Number of persons, age 2, approx. 50
Space requirements on ground floor, upper floor as per floor plan
No office, no personal workspaces
Regular overnight guests per year 2 persons
Conservative construction style
Open kitchen and kitchen island desired
Number of dining seats 6 to 8
Fireplace yes
Music/stereo wall no
Balcony, roof terrace no
Garage, carport rather no
Utility garden, greenhouse no
Additional wishes/special features/daily routine, gladly also reasons why this or that should not be

House design
Who made the design: own changes based on various designs from construction companies
What do you like especially? Why? Fits our lifestyle, home cinema possible, therefore no TV in the living room
What do you not like? Why? I am very uncertain about the bathrooms.
Price estimate according to architect/planner: 600k
Personal price limit for the house, including equipment: 750k
Preferred heating technology: air heat pump with underfloor heating

If you have to do without, which details/extensions
-you can do without:
-you cannot do without: actually nothing

Why did the design turn out the way it is now? e.g.

A mixture of many examples from various magazines...
What makes it particularly good or bad in your eyes? We have accommodated all the rooms we need and probably also enough space

What is the most important/basic question about the floor plan summarized in 130 characters?
Will the floor plan work like this? Are there suggestions for improvement?

There are contour lines drawn. Are they there for fun or are they meaningless? The staircase would have to be about twice as long. In that respect, none of this will work. The single-story nature and the 9 meters are exceeded with a 45-degree roof!

That is consistent.

From my point of view, rightly so. Try setting up the furniture to scale as a test.
Always going through the dressing room from the home office to the toilet would be annoying.

Very pragmatic. What does your heart say?

The staircase situation needs to be reconsidered as already mentioned.

[*]Place access to the second office through the first one; then the rooms will be more practical.
[*]Make sure you have access to the bathroom upstairs from the hallway. (see above)
[*]Go through the furnishing and your walking routes, do they fit your lifestyle?
[*]The pantry is currently very modern but in this size questionable from my point of view – only a few shelves are possible. Optimized walking path would be access from the hallway, saves a lot of walking after shopping.
[*]The captain’s element is functionally unnecessary; if you love it, keep it – I find it somewhat contrived.
[*]Do you have to build square? If not, you can achieve a better room layout (and less hallway area) – unless you are exactly into this ephemeral trend.
[*]The windows, especially in the living area on the ground floor, could be somewhat larger.
[*]Have you considered what you look out at from the windows, what kind of light you will get...?
[*]The side entrance is a great idea if you have a room behind it that you can use as a "dirt lock" – e.g. for a dog – or does the Corvette get a garage? The big combustion engines stink quite a bit, I wouldn’t like that inside the house.

For the budget, I would build something more inspired. To me, the design within what "people do nowadays" looks very conservative – like a Mercedes C-Class sedan. Each to their own, maybe that is exactly what you want.

Should "Arbeiten 1" represent a bat dormer? And despite two study rooms, should there only be a single garage? To me, the ridge direction here looks more like N-S rather than E-W (?)

First of all, many thanks for the quick feedback. The plot has already been surveyed, including heights, and the difference is always less than 1 meter. The staircase is supposed to be a quarter-turn staircase. In our current house, it reaches a clear passage height of 2 meters after about 3 meters. But I will look at it again. There could indeed be problems with the single-story design. Possibly the knee wall will have to be a bit smaller. The 9 m height fits.
