Floor plan single-family house 150m² - opinions?

Hello,

we (Thorsten 36, Jessica 28) are currently planning our single-family house and would like to read your opinion on our current design.

Here are the key data:

- Currently two adults. One child planned, maybe it will be two
- No basement
- Heating: gas condensing boiler + solar thermal
- Central ventilation system with heat recovery
- Gable roof 35° pitch, knee wall 1.25m
- Plot is flat

The house is completely oriented to the north, i.e. the living rooms never get sun (which would be important in winter). To the south face the utility room, study, and the garage. Is that intentional?

What I quickly noticed:
- Guest toilet has no window
- Is the exterior wall thickness really 34 cm?
- Why is the garage positioned further forward than the house?
- If it is a prefabricated garage, the wall thickness of the garage is still missing.
- Drains from the bathroom lead down into the living room
- Path to the office/guest toilet runs under the stairs
- Toilet/bathtub under the sloping roof could lead to increased headaches
- Is underfloor heating planned? If not, then consider radiators
- Does the garage height match the floor-to-ceiling windows in the upper floor?

Hi,
quite a few things have already been mentioned. What would be a dealbreaker for me:

Bathroom / WC without window
Bathroom above living room
Paths under the stairs
Hallway upstairs pitch dark / without window

I can agree with that. Besides, it’s not always winter (by the way, the sun also shines in winter), and relaxing on the sofa with a bit of sunshine on weekends or after work is not to be underestimated
With the not quite so demanding layout, I would juggle the rooms more so that at least the living rooms face west. There is still more potential! However, one would also have to consider the plot together with the neighboring buildings as a whole, which cannot be assessed here by just looking at the floor plans.

Conclusion: I think there is still some capacity for a better room layout regarding orientation – even shifting the entrance area towards the garage favors the location of the living room in the southwest, and the utility room towards the garage.

So, most of it is nicely spacious, but the garage at 4.80 m is far too short; for example, a Passat station wagon won't fit in there. You don't even need to build one under 5.50 m. The adjoining storage room is more like a secret room, as it is difficult to access (from the garden side). So quickly grabbing/taking tools when getting into the car or something like that won't work. A door to the garage would be advisable here. The bathroom on the ground floor is relatively small compared to the other rooms. If you want to include a shower there, it should be a bit more spacious. The walk with groceries from the car to the kitchen is very long. I assume you leave jackets and shoes, etc., in the utility room. The wardrobe is too small, especially with children, at this size. I would make the door to the living and dining area wider. Such a large room and such a tiny door. You don't really want to share the balcony of your bedroom with a child's room upstairs, do you? Neither you nor, in due time, your child will want that (just wait for puberty). As already mentioned, people like to stack the wet rooms in the floors. This makes laying the pipes easier. With you, the upper bathroom is quite offset; the simplest solution would result in a nice pipe running through the living room with corresponding noises. I think you should plan some skylights upstairs; otherwise, it will be quite a dark affair.
