400k as max value is bold. I also come to 400k. 2000*150=300,000 +40,000 additional construction costs +40,000 double garage +10,000 kitchen =390,000

What naturally catches my eye first are the dimensions: the dimensions of the wall openings look like solid construction (except for the room doors), but those of the wall sections and the wall thicknesses (38 and 16.5) do not (?) The path from the driveway to the front door is probably borrowed from the saying "to go about it the wrong way." Also, "he must come through this narrow alley" comes to mind here, given the 1.5 m passage width. The floor plan killer is once again the straight single-flight staircase, whose by far not only victim is the bathroom (with the partition wall standing in front of the window - also such a darling detail, where I doubt the "optimization" by the architect).

I do not see the garage position as the main problem, but rather the entrance in the north. For this property, I would only place it on the east side. For that, you have to start over with the floor plan.

I find the 3m distance of the garage neither fish nor fowl. Either 5m distance so that visitors can park in front of the garage, or the garage right at the corner. My favorite is the 5m.

What work is supposed to be done at the workbench in the garage? With an interior length of about 6.4m and a car of 4.7m (e.g., Audi A4 Avant) + some tolerance between car and gate, not much space is left.

Ground floor: I might extend the kitchen island all the way to the right wall and put a door there in the kitchen. --> Disposal of waste without having to go through the whole house. Since you don't have a basement, the pantry is probably a must. I personally find 2 tall cabinets in the kitchen too few.

Upper floor: I wouldn't put a door from the dressing room to the bathroom. Doors tend to be left open, and if someone is showering (a child, for example) and your door is open, that might be annoying.

And basically, don’t ask anyone for their opinion on the floor plan because everyone has different tastes and ideas.

Some conditions simply exclude each other. A weighting seems essential. Not innovative, but considering the huge plot, the most obvious: If the 3m shift to the north really matters, alternatively a 9m long single garage and later on, if the development plan allows it, a carport at the east boundary. If the long driveway is the problem, IMHO only an east entrance is possible, which of course leads to a complete redesign. The questionnaire is only very incomplete regarding the development plan. Perhaps you should submit a plan here to improve the quality of the answers. Height information would also be good. What do the blue dashed lines in the ground floor plan mean?

Normally, the discussion here is the other way around, that a second door might be locked. Who showers with the bathroom door open???
