Floor plan / sections 1.5-storey city villa 200 m2 Feedback?

Hello,

I would like to hear your feedback on the attached planning documents. I know it is very large (probably too large for most), but we wanted both a kitchen island AND a separate dining area in the kitchen. As a result, the house is relatively deep and thus the floor area is larger. We also find a straight staircase quite nice, which of course also makes the hallway larger. The plot is a gap in the building line, for which no development plan exists. Additionally, I just wanted to briefly ask what you would change / do not like. Therefore, I am leaving out many points from the questionnaire as we do not need them for this purpose.

I actually find the floor plan quite good. What strikes me spontaneously: If we could build that big, I would definitely integrate much more storage space. A pantry, for example, or a separate utility room on the [OG]. But I suppose that's a matter of taste.

I don’t like the wardrobe at all. Considering the size, it can be a bit more separated so that a small chair for the kids can fit or a bag can be left around. The dining area lacks spaciousness. It works, but it is tight in the bay window.

I would plan a storage room upstairs. Bedroom facing north. Access the parents’ area through the dressing room. The sleep rhythm changes.

Is the house allowed to be built like this? Par. 34 should apply in case of a building gap.

I find the floor plan solid and good. However, for everyday life, I am missing some storage and utility rooms. The utility room has to serve many purposes and would be too frequently used for my taste.

The bay window above the entrance on the upper floor is, in my opinion, an expensive house entrance canopy. I cannot see any added value. Even the appearance could be enhanced without it. But if you have it, you have it.

The door to the bedroom should open the other way; otherwise, there will be collisions with the dressing room. That could cause serious bumps on the head. It's a shame that you bump into the wardrobe when going from the hallway to the dressing room – but I would leave it as is for the nicer exterior view.

What I find most peculiar, however, is the low ceiling height on the ground floor compared to the generous height upstairs. I am used to it being the other way around since the larger rooms on the ground floor with higher ceilings feel less oppressive. I suspect the staircase is to blame. Drawn with 15 risers, it is quite short. If it were longer, the plan would be ruined. That is a shame and would be a big pill for me that I probably wouldn’t swallow.

You have many wasted square meters. Upstairs a huge hallway with an open space and the dressing room is large but has little space for wardrobes. What is personally very important to me is that this is a children's bathroom, provided two children are planned. People without (older) children cannot quite understand that yet.
