The wall height is measured from the top edge of the terrain to the cut edge of the outer surface, exterior wall with roof surface.

Something like this is permissible, we had it checked.



The terrace should ideally also be within the building envelope, but since the GfR allows for a larger terrace, an exception in the building permit should be possible.

So eaves height? What does “have had it checked” mean? Is it allowed for your house, and does Mr. twin neighbor also build like that? And what about the building envelope now? You know: everything is different here now... you ask three questions, you answer 2 or 3—if you’re lucky. Instead of you stepping in yourself now with “sorry, everything is different, here comes the correction, I’ll spill the beans,” one has to piece everything together from you. I might have had the time this month to actually draw something. That time is now wasted. I don’t know anyone here who still feels like it...

That already looks like a "proper" construction drawing - "actually already too much" for a preliminary building request - so what are you still fiddling with in your painting program?

In short, the municipality was helpful and gave us some tips on how to update the original plan from WeHaus (based on our contributions - unfortunately the local building regulations for the municipality's site design were not taken into account). The attached plan is exactly the updated plan.


I’m sorry if I couldn’t anticipate or satisfactorily answer some questions. Since we are asking for an exception to build wider, officially the attic is not developed and the roof pitch is also being reduced to alleviate doubts about it.

I think the last attempt was a colossal failure. I have not given up yet and am presenting another update here. I appreciate your feedback.

The stairs are not drawn accurately, but the dimensions are 3.2 m x 1.6 m.

That already looks a bit better, except for the exterior views, which are way too chaotic.
Furnish the bathroom on the upper floor differently. Door to the bedroom opposite the bathroom door and turn the bed.
If necessary, set the children's room doors differently and thus enlarge the bathroom.
Partition wall of the children's rooms in lightweight construction and staggered to "hide" cabinets there.

Windows in the east one above the other. In the living area, a spacious corner window could spruce up the dining area (floor-to-ceiling) and then 2 meters floor-to-ceiling in the living room. In the dressing room, a raised window, visually connected with the bathroom window.
A "normal" two-flight spiral staircase is sufficient.

With 3 children and many overnight guests, I would separate the living room as a small TV room and swap it with the kitchen. Then a nice spacious kitchen-dining area facing the garden and terrace.
