Hello everyone,
we are still relatively at the beginning of our house construction, which is expected to start next spring. Until then, we have sat down and thought about how our floor plan should look later.

Bebauungsplan/Einschränkungen
Size of the plot: approx. 650m² (firm confirmation is still pending)
Slope: no
Site occupancy index: 0.4
Floor area ratio: ?
Building window, building line and border
Number of parking spaces: 2
Number of floors: 2 full floors
Roof shape: gable roof with 23-degree pitch
Maximum heights/limits: ridge height 7.8m, no eaves height pitch specification

Anforderungen der Bauherren
Basement, floors: basement no, 2 full floors
Office: family use or home office?: both
Open or closed architecture: open, but without gallery
Conservative or modern construction style: modern
Open kitchen, cooking island: open, without island
Fireplace: yes, see drawing
Balcony, roof terrace: still considering whether the garage should be made into a roof terrace, access via the master bedroom would be possible.
Garage, carport: yes, double garage

What do you especially like? Why?
large dining area in the bay window, orientation of living and dining area to the south

Warum ist der Entwurf so geworden, wie er jetzt ist? EG
Adapted to future requirements (family growth etc.)

Was ist die wichtigste/grundlegende Frage zum Grundriss in 130 Zeichen zusammengefasst?

Do you think the floor plan is divided sensibly like this? Please let experienced builders include improvement ideas here.

The kitchen would become very dark. You have almost no light from the west on the ground floor. So it is always quite dark in the evening. This could be remedied by moving the garage a few meters forward.

I also think a kitchen without a direct window is out of the question, especially given the size of the house. I don’t understand why garages are always given so much priority.

So basically, I find the floor plan very appealing, but a few points would bother me: - The hallway (ground floor) is very large, especially in relation to the living area. I would consider whether it's worth investing the square meters for that. - I don't like the shape of children's room 4 at all... I think it's bad that you first walk into a wall. It also falls short compared to the other rooms. It depends on how you want to use it. If it is really going to be a children's room, I would change something. - The parent area upstairs is poorly divided. The thing that is often criticized here in the forum: if one has to get up earlier than the other, they cannot get out without going through the bedroom again. So you always wake the other one. - If I saw that correctly, the dressing room is 1.9m wide. I find that very narrow... A wardrobe with a depth of 0.6m on each wall and you only have 0.7m left in between. - Are there two toilets planned in the bathroom upstairs or what is next to the washbasin?

Okay, I had the same thought, I thought that the 3m lift-and-slide door would provide enough and that additionally, [Einbauspots (Paulmann)] would be installed into the ceiling above the countertops so that the work area is illuminated in the afternoon. Yes, the large garage makes sense because I want to set up a small workshop in the back area later.

It will definitely be okay in terms of lighting, I just always find it more pleasant to stand directly by a window and work in the kitchen rather than having to look 4m away.
