Dear forum:

We would be very happy to receive suggestions for improvement for the attached floor plan. Also attached is a concept sheet created by us (including visualization with a simple CAD program), in which the ideas for the house are specified in more detail. The detailed concept sheet only differs from the attached floor plan draft regarding the two bay windows at the back and the balcony.

The floor plan from the construction company is based predominantly on our plans without changes. We are building with a developer and want to move away from the "standard townhouse villa" style as far as possible. Since we have no experience, we would very much like to avoid mistakes / unused potential if possible.

Edge development: Plot framed by two closely standing townhouse villas, with a boundary-built terrace at one (see attached visualization)

Roof type: hipped roof, flat roof, pitched roof (§ 34 Building Code)
Orientation: northeast

Requirements of the builders
Style, roof shape, building type: townhouse villa classical-modern; hipped roof; flat roof – which fits very well with the house type classical villa but due to an additional cost of about 30,000 - 50,000 not feasible for us. Therefore hipped roof without eaves with internal gutter.
Basement: yes, partial basement

Number of floors: 2
Number of persons, age: 4 persons (two adults, children 1 yr and 7 yrs, possibly a third child once).
Space requirements on ground floor, upper floor: approx. 160 - 190
Office: home office
Guest sleepers per year: 2-3
Further details according to thread template:

- modern construction (especially through narrow elongated windows) but with classical elements:
Kitchen island
- Number of dining seats: 6
- Fireplace: yes
- Music/stereo wall: no
- Balcony, roof terrace: balcony, but not mandatory

House design
Who designed it: planner from a construction company according to detailed do-it-yourself specifications

What is the most important/basic question about the floor plan summarized in 130 characters?
We ask for assessment and possible improvements. We are particularly not yet satisfied with the sufficiently modern window placement as well as the possible placement of the wardrobes.

Just shooting from the hip because I’m only on mobile:

Why this weird corner in the dressing room? I’d leave it out, the doors just get in each other’s way anyway.

Does the poor guest really have a door to the garage?

Flat roof too expensive?
Leave out the partial basement, balcony, and bay window, then a flat roof would be enough. But I think in Bavaria that’s like talking to windmills, it seems they can’t do without a basement.

Without a basement you’d need a utility room, which you couldn’t just squeeze in right now – that’s my next problem: 180sqm? Where did all the space go...

About the ground floor
- I find the kitchen and dining room too small for the planned 5 people. Bay window difficult to furnish.
- Does the entrance have to be at the bottom of the plan or can it swap places with the guest room? If it has to stay there, the bay window from the living room would suit it much better than right there.
- Fireplace and TV next to each other? What does the chimney look like on the outside then?

About the upper floor
Disaster - needs to be completely redone.
3rd children's room rather in the office downstairs or no dressing room?
What kind of street is that? Can the children have a southwest exposure or is there noise?

Overall, with the north-east facing living room very dark. Does the garage have to be there or can it go away and some west sun be brought into the living room?

I agree with that.
Bedroom between the children's rooms with a wall on the children's room side.
Division of the balcony between parents and child.
Children's room sizes too different.
Bedroom too big.
What’s the balcony for? Smoker’s balcony for the fledgling child or for you – in any case, it disturbs privacy.
Nobody needs a bathtub under the window.
Bathroom has too much free space in the middle.
Hallway also overall too wasteful, even if someone likes it spacious.

Ground floor:
Width of the staircase at 1.77 m way too narrow!
Guest room with garage passage is hard to understand, but if you give up on a partial basement, the freezer can go here (there is enough space upstairs for a utility room as well).
2–3 guests a year can stay at a hotel.
Dining area way too small, kitchen is also a sign of poverty for 180 sqm living space.
Living room I find too big, somewhat uncomfortable... difficult to structure well in a square.
Based on the orientation, the garage is wrongly positioned for me.
Guest WC is 1.37 m wide.
Kitchen island hard to realize.

Who approved the terrace on the neighbor’s property?

I really like the exterior view!!!

I don't like the floor plan. The kitchen has the dimensions and window size of a small terraced house, the dining room is too tight, especially since there is also a corner by the window, no one can get past there anymore. One may like the idea of a separate kitchen and separate dining room, but you need more square meters for that, otherwise it just feels cramped. The living room is also not so easy to furnish due to its square shape. I find the long hallway on the ground floor and upper floor a bit too large, especially since there is so little space for kitchen and dining room. The access to the bedroom on the upper floor is also not nice, so I would prefer to plan everything again.
