Floor plan - Opinions wanted

Hello everyone,

we are currently planning our single-family house - 2 full floors - town villa. Unfortunately, we are not making much progress. We simply can’t find any ideas on where to cleverly position a utility room, which should also serve as a small cellar replacement room. Originally, we had planned a basement under the garage, but due to the costs, we have now discarded this plan. Do you perhaps have any ideas that could give us a boost? What do you think of the floor plan in general?

Hello, first of all: this wouldn’t exactly be "my" floor plan, since I find it quite convoluted (for example the guest room, the facade cutouts especially next to the TV wall, the different "bay depths" for the terrace and roof terrace). But tastes are different. :)

Presumably, for whatever reason, you’re attached to the solution with the studio and open space? But you should be aware that upstairs there are almost 24 sqm for studio, hallway, and open space! That’s significantly more than the children’s rooms each offer!

If your budget is exhausted, you might want to give up either the open space or the studio. The latter is hard to furnish anyway because of the many doors.

I know, that would be boring. :cool: But if you remove the open space, Child 1 and 2 could get doors from there (which have at least 60 cm distance from the walls so that cupboards can still fit behind them!)
Then you could allocate a good part of the former studio to the utility room or create a separate technical room through two rooms arranged one behind the other.
If you absolutely want to keep the studio, at least the open space could be closed off and a small room could be set up there. (Then the door to Child 1 stays as before).

On the ground floor, by the way, I would mirror the bathroom horizontally so that the built-in cupboard is directly next to the front door and the bathroom door is only after the dirty area.

I would mirror the entire house without knowing the site plan. Would you please upload the plan again with a note on what is happening at the boundaries? And the open questions will be clarified if you explain the questions from the pinned post of mine. Thanks :)

We are rather looking for a suitable place on the [EG]... how could one sensibly and still elegantly change [EG] to get the desired room?

Construction is still ongoing at the boundaries on the right and left, currently there is nothing here.
Opposite us is a 4-family house with 6 balconies. That is why we definitely wanted a terrace niche to create some coziness :-)

Child2 on the upper floor would certainly appreciate a thicker wall than 11.5 cm to the adjacent WC for soundproofing reasons...
