Floor plan - Opinions wanted

Attached you can see the site plan. Our property is only 18.4 m wide and 30 m long... the building zone is 15 m deep, from the street there is a 5 m front garden zone to be observed, in which no garage may be positioned. We cannot position the garage on the left side because there is a tree planted there & we would have less than 3 m driveway. Unfortunately, I keep getting error messages when I try to upload the files. I will try again later.

And the tree is not allowed to be cut down? I mean, it is surely hard to cut down a beautiful tree, but in this case, that would not be a deal-breaker for me. Garage on the south side and thus taking away all my possibilities.

Or maybe a carport is possible if the tree must remain? Or just a single garage and next to it a covered area and the attached storage room as a separate garden house in the back north corner of the garden. I would surely come up with something to get the garage away from the south side.

And I agree with ypg, if you don’t provide sufficient information here, honestly, I’m no longer interested in coming up with solutions.

So please: site plan with building envelope, north marked, and if there are trees that must not be cut down, then they belong in there.

Sigh.., I could also ask for the third time.... For me, the house orientation is a no-go.... I'm calling it a day now :)

Alright, topic orientation. I agree with the previous speakers that based on the floor plan and the unknown neighboring buildings (omg if the west side is also built up), a north orientation would be highly questionable. I am generally a supporter of the north terrace, which is a matter of taste. Based on the plot, I would not build the garden at the front if everyone can look over my shoulder. But such a north orientation must be well thought out and architecturally planned in order to address the definite lack of light. In your case, unfortunately, there are only two options due to the location of the plot and its narrow width. Has a competent architect been involved? Best regards
