Maybe I should explain the window seat.
I don’t live in a new building, but in an old building from the 60s. Back then, a "flower window sill" was often built (stained glass behind it). So there was a projection to the outside (original walls are 36.5 cm thick, the depth of the window sill was over 60cm – now a little smaller thanks to the "proper" windows). Since I am a fan of renovating with the house and not imposing a new floor plan on the old house, of course I took this opportunity and simply made a window seat out of it. This is how it looked before.



From the outside the projection, which is now of course insulated (this is after the renovation phase, so not quite finished yet):

Of course, but the fact is that throughout the whole house, furniture seems to be only roughly indicated, and I want to encourage the OP to think very specifically about the very individual use of the rooms (including the bathroom). With 10 sqm, he could also have a nice bathroom; in my opinion, I read too often "should be bigger" or similar, and I’m interested in the thought of "why," by the way, also regarding the basement.

Upstairs with an office is also possible. See sketch. WC and shower can be swapped. Children's rooms are still more than 14 m2.

If, for static reasons, the central wall should be retained, then the children's rooms will be just under 12 m2.



In my opinion, this also works with the off-center wall, as the purlin rests on the intersecting walls.

I would prefer the ballroom. At least there is space for the children and their stuff. A play kitchen and later a Gravitrax need space. Recently we practiced skipping rope, keyboard and violin also need space by now. The dining area in the smaller common room feels very cramped.

I see here a maximally loveless adaptation of a servant's house into a saddle roof villa, even the chimney from the drawer has been retained. For the eliminated Christmas tree topper attic, a cellar not required by the terrain is placed underneath. A generous remaining area above the WC on the upper floor has sanitary objects drawn in, and the bathroom is done. A one-sided "pile foundation" with concrete-filled well ring columns prevents the garage from tilting toward the house side. A seating window symbolizes a gain compared to the previous living situation. The classification of the building ensemble in the site plan is missing. I at least overlooked the justification for the energy standard EH40+. I see here N.O.T.H.I.N.G worth saving if the TE goes to a freelance architect (which I recommend). Even just for a more reasonable dimensioning and layout of the room program, there is noticeably potential. I suspect the open roof soffits here not as architectural gourmet features, but rather as a seemingly attractive cost-saving measure based on misconception.
