Hello everyone,
we are planning to build a semi-detached house with 2.5 floors + basement. We have received a first draft from the general contractor and would like to discuss it with you.
The floors are divided as follows:
Basement = utility cellar
Ground floor = living/dining + kitchen + WC + GARD
Upper floor = 2 large children's rooms + family bathroom
Attic floor = bedroom + office + WC/bathroom
Development plan/restrictions
Plot size: 420 sqm
Slope: no
Floor area ratio: 0.4
Floor space index: not specified
Number of parking spaces: carport + 1 parking space
Number of storeys: 2.5
Roof shape: gable roof, 35 degrees
Style: semi-detached house
Orientation: SE
Maximum heights/limits: WH = 6.5m GH = 10m, max. width = 9m. Due to the GH restriction and the roof pitch of 35 degrees, the max. depth = 10m.
Client requirements
Style, roof shape, building type
Utility cellar, 2.5 storeys
Number of persons: 2 adults + 2 children (5 and 7 years)
Overnight guests per year: negligible
Large kitchen, open but still closable with sliding doors, cooking island for prep work (cooktop is initially not planned on the island)
Number of dining seats: 6
Fireplace: ethanol fireplace integrated into the living wall
Carport
Separate floor for the children as well as large children's rooms
Sauna in the attic
Dormer on the north side
Ceiling height on ground and upper floor each 2.50m
Office/guest room in the attic
House design
Who designed it: general contractor (traced by me in Sweet Home 3D + added furniture)
What do you particularly like? Why?: large living room with large windows, large kitchen, large children's rooms
Preferred heating technology: air heat pump
What is the most important/basic question about the floor plan summarized in 130 characters?
- Living room: are the windows chosen too large?
- Children's rooms: how do you find the layout, especially of child 2
- Family bathroom: is the passage to the toilet and shower too narrow?
- Office: 2m are reached quite quickly after the entrance, dormer is present but I am not sure how the room will feel. What do you think?
