Says who? Do you have an idea what the foundation slab etc. will cost you on this plot? Also consider that with a basement, you don't have to plan the utility room on the ground floor. This can tend to make the house more compact. If you plan smartly, the basement or underground level will not cost you more in the end than your supposedly cheap solution.

That is nonsense. What a basement costs has nothing to do with "today's regulations," but with the terrain's slope (as you can find explained in detail here and on the internet regarding the "11ant basement rule"). With an elevation difference of the terrain within the building plot on the order of an average of 1.80m, the "renunciation" of the basement, due to the cost of replacement measures according to the rule of thumb, already corresponds to 90% of the basement construction costs. This practically means that the additional cost from "paying for and getting a basement" to "not getting a basement but still paying for it" is only 10% of the nominal basement construction costs (or put differently: waiving the basement still costs almost the full basement price). You would have to be unable to distinguish between a clever person and a fool not to find such an expensive saving (an imperial decree has recently banned emoticons here) still smart.

Argh, those are general statements that are not correct at all, and moreover, they do not refer to the property

Generally: space is still more expensive than a slab!

Generally: 10sqm of space versus 80sqm of floor area... the remaining space in the basement is unnecessary, you just have it, but you pay for it.


Simple calculation:
1. 10sqm of living space for utility room: €25,000
2. 80sqm basement built to basement standards: €120,000

You can also add a foundation slab of €30,000 to position 1... The total result is not surprising.

Whatever! Here you have to think in 3D whether you use the slope to build an underground floor plus one floor and then that’s it.
Not an extra floor, which you call a basement and do not use, but that creates living space as the underground floor, and then another one on top that covers the rest of the living space needed.
