The draft is not getting better, the questions are not answered.


What was offered there? A house costs money. Also in timber frame construction. On average, you calculate €3000/sqm for a standard house. A 14x14 bungalow is no longer standard, the building footprint is too large. Roof insulation in the area of the air space also costs more than a standard ceiling. €500,000 including heating. Photovoltaics another €40,000. My tip: budget ancillary construction costs at €40,000, earthworks will be more expensive.

Which questions? So far, it seems to me rather that the questions revolve around the size of the house, which deviates from the usual 10x12m or 15x14 angled bungalows. The reason was quite simple: because the building code allows it and we are foregoing a basement and bay window, etc. We discarded an entrance on the east side after several drafts because then there would be too much hallway. In the current draft, it is a central hallway with storage space on the west side (at least 60cm deep floor-to-ceiling built-in cupboards for jackets, shoes, and stuff). We come from the big city and walk at least 3-6 km here every day, so the 10 meters around the house should be manageable.


I will make a cost breakdown once we are done with the shell. But even if we had built turnkey with the local contractor, we would have been just under 2,300 EUR/m² (Poroton, pitched roof, earthworks, foundation slab, etc.). He has also already built several houses there and was on the neighbors' price and time frame down to the cent. Disadvantage: he builds his 3 standard models and we wanted to consciously build something different and use steel; also, we have enough time and willingness for self-performance.

But the focus here is primarily to be on the floor plan. For example, we are currently struggling a bit with the guest bathroom, which has no window. Tips regarding a fireplace or similar would also be interesting. But of course, we are also open to other example floor plans – statically, we are relatively flexible inside due to the steel frame.

Quickly: - Draw furniture to scale. Three kitchen units are never enough - how exactly do you get light into the second hallway, that is the interior hallway from which 4 doors lead off? - Square meter specifications are not enough, length + width must be stated, also for windows or doors, furniture - Wardrobe? - Fireplace can partially destroy your photovoltaic system, what kind of tip on that? How is the use of it intended? - Consider interaction between fireplace and slow floor heating? I have read more questions or uncertainties here that remain unanswered.

There are 7 kitchen cabinets with 60 cm width, 60 cm depth, and 280 cm height as well as 10 kitchen cabinets with 60 cm width, 60 cm depth, and 80 cm height – I find that more than sufficient. The kitchen definitely should not be bigger and is already three times the size of the rental apartment.

The hallway will get light through the glass door to the living room and a light strip next to the front door. Unfortunately, no more is possible. For lighting, however, we will work with a lot of indirect lighting and possibly use stretch ceilings.

The cloakroom occupies the entire wall on the west side in the hallway (2.8 m height, 60 cm depth, >6 m length).

Yep, solar is a topic, whereby we have an offer on the south side for 48 (21.6 kWp) x JAM54D40-450/LB. The strings would have to be adjusted then. Hydraulic balancing is already in place – although at the moment we have taken the fireplace out of the planning. I would be interested in how others see that: must-have or nice-to-have?

sorry, I did not take that from your drawing, which is why the participants here always demand dimensioned drawings including furniture. Thinking ahead should not be unnecessarily complicated by missing entries.

I would not have both fireplace and underfloor heating at the same time, in my personal experience. We are very well insulated and like to heat with the fireplace in winter and therefore only need little additional heating. For that, we did not need an expensive heat pump + underfloor heating.

Furthermore, it would be sensible to always align different floor plans identically, preferably as they are intended to be placed on the property. And so that no one has to keep searching, it is best to always provide 2 drawings for each new planning contribution. Once the house with site plan and then only the house floor plan.
