Hello,

how much space do you still have between the outside wall of the garage and the property boundary?

We were told at the building authority that the garage either has to be directly on the boundary (border construction) or the prescribed distance to the property boundary (2.5m) must be maintained.

In between is not allowed, at least not in our case.

Hello,

I really like the floor plan on the ground floor – especially the angled wall in the entrance area gives the whole thing a certain flair.

I also like the spacious dining area in the kitchen.

Do you also plan to install a wood stove in the living room? (Chimney shaft in the corner).

What roof pitch is planned?

I see the ceiling height in the bedroom and dressing room as critical – with a corresponding height, this could occasionally lead to nasty bumps on the head. How about a dormer here like in the children's room?

With your house width, I would raise the knee wall to at least 1.5m.
Draw up whether you can place a normal wardrobe (3x2.2x0.6).
Do you still have the option to make the house wider? Even if this requires a change to the building application...
Better to invest now (time + a few euros) than maybe regret it later.

I would completely omit the dressing room or place it on the interior wall or create a corner wardrobe with a room divider. You can put a wardrobe unit on the stair wall and partition wall (I know about the too-high rod) and would have space for a nice regular window. Skylights in the bedroom are not good...

Wardrobe tip for short people: rod at about 90cm, shelves above, for the man integrate dressers under the higher rod (men are usually taller )

I personally also prefer a bathtub - but that is probably a matter of taste

I find the children's room quite large, if the 19sqm are the actual square meters and the floor area is larger.

What is really not solved very well is the lighting issue. The bedroom only has skylights - are there any compelling reasons for that? Why can't the dressing room have a normal window, and maybe you should swap the dressing room and bedroom for that reason? Or even better, leave out the dressing room entirely and have a nice big room. The wall to the neighbor offers enough space for furniture, right? In the living room, only one side is bright, because of this garage or whatever it is supposed to be. The location is also unclear, where are the access paths and where is north? Is a terrace supposed to go there and why is it next to the garage driveway? Then there would also be the street and you'd be looking at the street while sitting on the terrace?

Terrace faces south (top), I still see the garage driveway next to the entrance... what do you see that I don't? or vice versa???
