Hello,
I am sharing my floor plan as we developed it. Maybe there are still some suggestions?
The dimensions are the interior measurements of the rooms; we assumed a wall thickness of 10 cm. Depending on the actual wall thickness, this must be adjusted.
Size of the plot: 1200 sqm
Slope: no
Floor area ratio: unknown, but irrelevant
Floor space index: unknown, but irrelevant
Building window, building line and boundary: there is no development plan, the new house should be located where our current house stands (only the distance to the neighbor must be increased to 3 m), which according to the responsible building authority is no problem
Edge development: no
Number of parking spaces: garages already exist and should remain
Number of floors: bungalow, single-story
Roof shape: gable roof or hip roof
Style?
Orientation: roof in east-west direction
Further requirements: the plot is only about 16 m wide, so the house must not be larger than just under 10 m in this direction
Requirements of the builders
Style, roof shape, building type: bungalow, preferably gable roof
Basement, floors: no basement, only 1 floor, storage room in the attic
Number of people, age: 2 people, 55 and 58
Space requirement on the ground floor: approx. 100 sqm
Office: family use or home office: no
Guest bedrooms per year: 2 grandchildren occasionally, father occasionally
Open or closed architecture?
Conservative or modern construction: rather conservative
Open kitchen, cooking island: open kitchen
Number of dining seats: 4
Fireplace: yes, absolutely
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: already existing
Utility garden, greenhouse: garden already established
House design
Who created the design:
- Do-it-yourself, created based on various templates
What do you especially like? Why?: large window front on the south side with the possibility to go directly into the garden
What do you not like? Why?
- Corner in the hallway between the utility room and the bedroom, but the hallway should remain large so that you don’t always step on each other's feet and there is enough space for motorcycle gear,
- I would like to place the fireplace rather in the corner between kitchen and living area, but that does not comply with the distances to the neighbor according to the immission control regulation
Price estimate according to architect/planner: first offers are just under €190,000 for about 110 sqm, but changes still have to be made
Personal price limit for the house, including equipment: it should not exceed €200,000 plus ancillary building costs; equipment we already have
Preferred heating technology: gas condensing boiler, as gas is already connected
If you have to give up, which details/extensions
- can you do without: none
- cannot do without: underfloor heating, large window front, fireplace
Why did the design turn out as it is now?
All wishes were implemented as far as possible
What is the most important/fundamental question about the floor plan summarized in 130 characters?
Is there something that absolutely does not work? Is there potential for improvement? What would you do differently? Where can it possibly still be optimized?
