The pantry and utility room seem cramped. The open-plan room is 44 sqm. How narrow is it? 44 is not small, but across the full width the room might be too narrow. I would be interested in exterior views. I consider it pointless to misuse the small utility room, where laundry is kept, as a sluice. Why weren’t the toilets/bathrooms planned on top of each other? Why is the bathroom in the south and the children’s room in the north??? I’ve seen worse, but also better at this size. Even the location of the stairs is confusing... but even more so... I’ll gladly repeat myself... the utility room. The pantry is also completely oversized for the living room location. It could hold any kind of trash, which would always have to be carried through the living room... through 3 doors into the garage, where the trash bin is... [emoji848]

By "verwinkelt" you probably mean that the floor plan doesn’t convey a feeling of freedom and spaciousness. The whole thing somehow strikes me as narrow-minded and old-fashioned. Yvonne has already mentioned important points. I would like to mention the strange terrace position - which blocks the sun instead of inviting it in.

If I have to let clients into my office, then it should be placed right at the entrance or even better with a separate access. Here it really makes sense to have a second door. You can forget about the access to the utility room - or do you want to keep carrying shoes back and forth and cleaning them twice?

The living room feels cramped in length - the pantry is indeed quite large but disproportionately so compared to the rest of the living space. The sun comes from the left side of the plan, right? Your pantry is there and blocks its way.

Upstairs the walk-in closet is again so narrow - that doesn’t work.
I would start over again.

I would redesign much more, since I "feel" from the OP's words that she does not quite recognize her wishlist in the drawing. That is actually an indicator that detailed criticism of this design makes little sense, because it should rather lead to a different design.

It is best if she scribbles something herself, talent or no talent, maybe something can be recognized about where the journey should go. At least the arrangements, even if the proportions are not right.

*) please by hand, especially with little practice it actually tends to be harder to clearly express something on the computer.

Yes, at least the ground floor. Or she could show examples that were liked but didn’t fit the location, budget, or type of construction, etc.

Many things that personally bother me have already been mentioned.
I’ll go through the posts from top to bottom.

The passage from the garage through the utility room is desired because we want to use it as a dirt lock. However, the utility room on the plan is too small – I want to be able to put a drying rack there. I also find the passage through the technical room unfavorable. Possibly the technical equipment could be moved out of the house somehow?
We have also considered a utility room upstairs but decided for the dirt lock. The laundry should land in the utility room via a laundry chute, so I would like the bathroom upstairs above the utility room/guest bathroom.
The balcony is nonsense, it can go. I completely agree with you there. We have enough space for a proper terrace.

I would like cooking/dining/living to be in a straight line, without that extended annex. Width less than 3.5m. I am also unhappy with the kitchen. In my opinion, the kitchen island only makes sense if there is space left and right and the view to the dining table is possible.
I would like the bathroom upstairs above the utility room/guest WC because of the connections.
According to the architect, the problem here was the load-bearing walls which did not allow the arrangement of bathroom/dressing room/bedroom.

Yes, that’s what I mean. The long distances (through the technical room and utility room, into the center of the house, to get to the office) also bother me.

Yes, there will probably need to be a new design. I myself am giving too much criticism, you are right.
Specifically, I would be interested to know where you would put the stairs instead? A vestibule with it? Entrance next to the garage probably makes more sense?
I started sketching earlier.. unfortunately nothing can be recognized.
I will start looking for floor plans that I liked, if that still makes sense, especially since I will probably have to change many things anyway.

You pay for the music, so you also get to choose it. You don't even know our imagination yet. Bring on the paintings! I like to start thinking about stairs from the top: that means I think downwards from the exit (preferably central in the upper floor). A vestibule is good, with a clean-off zone. House and garage entrances don't have to be close together: in my opinion, two entrances make all the more sense the further apart they are.
