Hello everyone,

we are currently planning the floor plan. We have a draft from the architect and our own attempt and would like your assessment.

Development plan/restrictions
Plot size: approx. 2000 sqm
Floor area ratio: 0.18
Building window, building line and boundary: rear alignment of the neighboring development must be incorporated / building boundary
Number of parking spaces: 2
Number of floors: single-story, bungalow, no fixed stairs, access to attic via roof hatch with folding ladder
Roof shape: gable or hip roof
Orientation: back/terrace south, sun from noon onwards, some trees on the east side next to the house
Additional requirements: 2m right of way along the western side of the plot, adjacent to a relatively quiet side street

Client requirements
Building type: angled bungalow
Basement, floors: no basement, 1 floor
Number of people, age: planning for 2 adults approx. 40 years and 2 children, age- and wheelchair-accessible
Space requirement on ground floor and upper floor: 130-140 sqm
Office: family use or home office? Home office, use attic accessed via folding ladder for office
Guests per year: separate small outbuilding on the plot for visitors
Open or closed architecture: closed, option to open access between kitchen & living room as needed (sliding door etc.), kitchen and living room access to terrace
Conservative or modern construction: modern
Open kitchen, kitchen island: kitchen island very welcome (without stove), at least a counter with seating at countertop height, including a small “hidden” pantry
Number of dining seats: counter 3, dining table 8
Fireplace: undecided
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: large garage for 1 Multivan + 1 car, 2 motorcycles, possibly bicycles, ability to drive 1 car out of the garage onto the plot from the back
Utility room: large utility room (for technology + washing machine/dryer, sink, lots of space for drying rack/ironing, sports bags etc., with daylight)
Further wishes/special features/daily routine, please also reasons why this or that should or should not be:
- 2nd house entrance through the garage directly into the utility room and from there into the hallway to the cloakroom
- Living room approx. 30 sqm
- Bedroom (at the back) approx. 20 sqm + small dressing room, 1 wardrobe in the bedroom, enough space around the bed
- Large bathroom with walk-in level shower (approx. 2m x 1.5m), bathtub (no corner tub), double washbasin, toilet
- Small guest bathroom including shower
- Preferably large window with window seat
- Windows/doors to garden/terrace possibly as sliding doors

House design
From whom does the planning originate:
- House: architect
- Floor plan: 1x architect, 1x DIY
- What do you like? Why?
Architect: combination kitchen-living room
DIY: kitchen, access from hallway to dining area, hidden pantry, built-in cloakroom in hallway, dressing room in bedroom
- What do you not like? Why?
Architect: rooms accessible from living room without hallway, utility room and bathrooms too small, utility room without daylight, study (= 2nd children’s room) accessible through kitchen, bedroom facing front, long distances from bedroom to main bathroom
DIY: division of the angle into living room/bedroom probably not ideal?, long hallway wasted space?
Preferred heating technology: no idea yet

If you have to do without, which details/extensions
- you can do without: kitchen island, dressing room
- you cannot do without: access through utility room, kitchen separable from living room

What is the most important/basic question about the floor plan summarized in 130 characters?

How can kitchen, living room, bedroom be optimally distributed on the rear side with the angle?

Office or child's room without a permanent staircase?

Both floor plans do not appear to be wheelchair accessible.

The DIY would be round about 180-200sqm, provided I can see it intermittently with the desired furnishings. The description does not read as wheelchair accessible, the drawings do not look like it either. The office cannot be accessed by wheelchair. Bathrooms are not wheelchair accessible. Who among the residents needs the accessibility? Architect: unzoned, DIY: too large. What is the budget?

It does not have to be completely wheelchair accessible. It's more about the main areas having enough space and not being too tight (kitchen, space around the bed, freedom of movement in the bathroom, etc.) in case one later needs to use a walker. When that time comes, one probably doesn't need to go to the office or the attic very often anymore ;). Can I still adjust the main text?

No, that is only possible within 10 minutes. So: you want an L-shaped bungalow that is supposed to work. Like a house is supposed to be. 2 children's rooms each 12 sqm Hallway/vestibule 8 sqm/8 sqm WC 2 sqm Utility room 8 sqm (with passage to garage 10 sqm) Bedroom 12 sqm Dressing room 8 sqm Living room (desired) 30 sqm Kitchen for 4 people 12 sqm, counter 5 sqm Bathroom 10 sqm I’m at 132 sqm, so everything should fit. But not like your sketch, rather normal practical sizes. More like about one meter around the bed. So if you reveal the budget, walls can be shifted ;) Otherwise, I recommend finishing the attic for the 2 children’s rooms and forgoing the rooms downstairs. That way it will also be age-appropriate. When the kids move out, these will be nice grandchild or hobby rooms.
